Description

Situated in a serene part of rural Oxfordshire, Howberry Copse is located to the south of Woodcote village and makes up part of a larger area, known historically at Birchen Copse.

Sitting among largely level fertile flint and loamy clay soils with a few gentle undulations, the woodland comprises a mature canopy of lofty beech accompanied by oak, ash, birch and cherry. Beech has a characteristic nature of establishing well under tree canopy and was thus identified as a good furniture making species in the Chilterns region - the craftsman were known as ‘bodgers’. Within the shrub layer below there are groves of holly, some hazel coppice, occasional laurel and a yew. Testament to Howberry’s current custodian, the ground layer is largely uncultured, however come spring and summer, colourful Ancient Woodland indicators will emerge such as bluebell, primrose and wood anemones. Patches of lush green brachythecium additionally offer an interesting layer to the woodland floor.

Pleasant countryside views are to be found from the northeastern boundary, making a good location to spot meandering deer at sunrise. Woodland visitors include both roe and muntjac deer, badger, common dormouse, woodpecker, long-eared owl, buzzards and enumerable harmonious songbirds.

Howberry Copse offers a great opportunity for a weekend woodsman, with woodland recreation and bushcraft as prospects. The woodland is nearly all fenced with its own vehicular access gate giving it a wonderfully private feel. The woodland is accessed through an external locked gate and along a stone track.


If It Were Mine

Perhaps a handful of shade and site tolerant species could be introduced to add diversity among the beech. I would begin by extracting a straight beech stem for both craftwork and firewood. Some birdboxes and a trail camera or two would be a great way to record the feathered visitors to the woodland.

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • From the edge of Reading take the A4074 north towards Wallingford and Oxford.
  • Approximately 1 mile past Cane End turn left onto the B4526.
  • Follow this road for another mile and then turn right for Woodcote.
  • The entrance for the wood can be seen on the right-hand side of the road after 550 metres indicated by a Woods4Sale sign (point A on the plan below).
  • Please park in a suitable place not obstructing the gate. Sorry we do not provide keys for viewings.
  • Climb the gate and continue along the track
  • After 50 metres, you will arrive at the woodland (point B) ahead of you, indicated by the livestock fence and black steel posts.

Boundaries

  • The northwestern boundary BC is the outside edge of the track, indicated by green paint on occasional short wooden posts and trees, CD is for the most part the livestock fence with black steel posts.
  • The northeastern boundary DG is in part the wire and rail fence along with a barbed wire fence, and fields beyond.
  • The southeastern boundary GF is for the most part the barbed and plain wire fence with black steel posts.
  • The southwestern boundary FEB is the outside edge of the track, indicated by green paint on occasional short wooden posts and trees.

The sporting rights are owned and included in the sale. They are not let.

The mineral rights are owned and included in the sale except as reserved by statute.


Rights Of Way

  • There is a public bridal way that runs towards the northeast boundary, but it outside the large majority of fenced sale area.
  • There is a right of way granted at all times and for all purposes over the route AB.
  • A right of way is reserved over the routes BC, BEF and CE for the benefit of the woodland beyond.
  • A maintenance clause covers all the shared rights of way with liability according to use.
