Noble Wood lies in the southwestern corner of a wider Ancient Woodland called Whip Ridding. The wider woodland is classed as a Site of Special Scientific Interest (SSSI) in part due to plant species that are rare to this location. The small village of Eakring is less than a mile away (which has a quaint local pub if a warm meal is needed after a day in the woods). A series of tracks that lead to Noble Wood allow full vehicular access.

Primarily consisting of mature ash trees which are ready to be felled, some mature sycamore and oak trees are also dotted around. On the edges and sporadically throughout the woodland one can also find hazel, hawthorn and the odd holly trees too. The dense overhead canopy of leaves  has resulted in most of the woodland being relatively free of ground vegetation, apart from the odd laurel bush.  In the few areas where sunlight hits the floor a profusion of bramble and other plant species are found growing.  A number of self-seeded saplings are waiting for their chance to grow big and tall.

The entire forested area has 4 years remaining on a 10 year management plan outlining, without obligation, the potential future management of the woodland that is in tune with the aspirations of the SSSI.

Noble Wood has both level and sloped areas but is easily traversable on foot. With its discreet location in relation to the wider woodland, the topography and the dense laurel bushes, this woodland maintains a high level of seclusion and privacy to the benefit of future owners.

Muntjac deer have been seen in the woodland and there are signs of fallow deer too. Wild birds are always present and provide a lovely background noise, especially in the spring and summer months. Grey squirrels can nearly always be spotted in the treetops or on the ground foraging for food. In summary, this is a lovely quiet woodland that has been forgotten a little bit over the past few years a lot of potential to the next caretakers of the land, whatever their objectives.

If It Were Mine

I would be very tempted to look at some selective felling of the mature ash and sycamore as these could be highly prized by woodworkers. If not, there is plenty of firewood that could be extracted for years to come without significantly impacting the overall tree cover. Tracks would need to be established to access the trees but these could double up as good access routes for amenity purposes, such as a bit of wild camping or exploration if there are any young children in the family.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • Head east from Mansfield on the A617.
  • Stay on the A617 (Kirklington Road) dual carriageway bypassing Rainworth.
  • Go straight over the roundabout that meets the A614.
  • After 4 miles turn left on to Eakring Lane.
  • Follow the road for approximately 1.5 miles until you arrive at a carpark at the entrance to the forest, with a Woods4Sale sign on the gate (point A on the plan below).
  • Park here and continue on foot (sorry, we do not provide keys for viewing).
  • Continue walking for around 200 metres, until you reach a junction with a metal bar gate across the main track, access to a Woodland Trust property to the left and a timber gate down to the right (point B).
  • Turn down to the timber gate, climb or walk around it and continue walking for around 500 metres, when you descend the steep section shortly thereafter the track will veer sharply to the left, on the right you will see a blue painted wooden post set back from the main track and a blue and white painted post on the left, immediately adjacent to the track (point C).
  • Turn right here and you have reached the woodland, walk down the rough track, keeping the blue paint on posts to your right and you will reach the main part of the woodland.


  • The southern, eastern and western boundaries are the edge of the woodland.
  • The north boundary is indicated by blue paint on trees and posts.

Sporting Rights

  • The sporting rights are owned and included in the sale. They are not let.
  • There is a historic exception to this where a named person in the title document could enter the property to take fox, however we believe this is unlikely to be exercised.

Mineral Rights

  • The mineral rights are owned and included in the sale except as reserved by statute.
  • The rights to extract oil are reserved to a previous owner and we believe these are unlikely to ever be exercised.

Rights Of Way

  • There is a right of way at all times and for all purposes over the route ABC.
  • A right of way is reserved over a short section of track at CD for the benefit of the woodlands beyond.
  • A maintenance clause covers all the shared rights of way with liability according to use.
