Description

Situated to the south of Leaden Roding, one of the 8 villages and hamlets known as ‘The Rodings’, Marlpit Wood represents a wonderful opportunity for a first-time forester.

Located on level lime rich clay soils, its lofty canopy primarily comprises ash, hornbeam (some of which is coppice), oak standards and birch. Below within the shrub layer there is field maple, hawthorn, occasional willow, and hazel coppice; a handy material for bushcraft - thumbsticks and fencing hurdles come to mind!  A few of the larger hornbeam stems could be used as a good stock of fuel for a domestic log burner, making use of the Forestry Commission thinning licence covering the woodland.

Come spring and summer, Ancient Woodland indicators such as bluebell, snowdrop, wood anemone, dog’s mercury and foxglove add colour to the woodland floor, whilst providing sustenance for pollinating insect life.

With a relatively uncluttered ground layer, areas could be cleared for occasional camping adventures with friends and family. Stars should be visible through gaps in the trees on a clear night.

The tranquil habitat attracts countless feathered visitors, including owl, woodpecker, cuckoo, greenfinch and a host of warbling songsters. Woodland mammals of all sizes have been spotted,  including deer (muntjac, roe and fallow), wood mouse, badger, fox and brown hare.


If It Were Mine

A hammock or two would work well here for overnight stays, however I would leave no trace to keep the woodland looking as nature had intended. Children would no doubt enjoy being part of storytelling around a small campfire.  I would certainly select one or two of the hornbeam for fuel.

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • From the town of Great Dunmow, head south along the B184 towards The Rodings and Ongar passing over the A120.
  • Continue through the villages of High Roding and Aythorpe Roding (this village is known as Roundbush Green on some maps) passing Aythorpe Roding village hall on the right.
  • After 5.5 miles you will arrive at the village of Leaden Roding, passing the primary school on the right and fire station on the left.
  • At the roundabout, take the first exit left at The Country Shop and then immediately left again (onto High Easter Road) signposted for The Easters.
  • Continue along High Easter Road passing over the yellow lines that cross the road as you leave the village and passing the entrance to ‘Chill’s Bodyworks’ on the left.
  • After 0.4 miles you will drive through woodland either side of you. As the road bears left, you will see a recently installed steel gate set back on the left-hand apex of the bend with our Woods4Sale sign attached (point A on the plan below).
  • Please turn right opposite this gate and park in a safe place along the track not obstructing any traffic nor access.
  • Climb over the gate (sorry, we do not provide keys for viewings) and the woodland is immediately on the left of the track, indicated by a Marlpit Wood name sign a few metres beyond.

Boundaries

  • The northern boundary is indicated by green paint on occasional wooden posts and trees.
  • The western boundary is the earth bank with ditch and council road beyond.
  • The southeastern boundary is the southeastern edge of the track, indicated by white paint on occasional wooden and metal posts which may be offset by a short distance.

The sporting rights are owned and included in the sale. They are not let.
