Description

Situated a stone’s throw from the village of Great Missenden – once the home of the author Roald Dahl - Pankridge Wood forms part of a wider woodland in rural Buckinghamshire and is accessed through a locked gate and along a track.

Located over easterly sloping and undulating flinty and chalky soils, the mature canopy chiefly comprises beech, ash, oak, sycamore, birch with occasional cherry and rowan. Within its shrub layer beneath you will come across lush holly, hazel coppice and younger beech regeneration; beech seedlings and saplings are shade tolerant, a common species trait after early establishment. Come warmer months patches of colourful ground flora include bluebell, herb-robert, red campion, dog’s mercury and fern, all vital to our essential pollinators.

Towards the northeast boundary of the woodland are a number of steep slopes as well as some hollows, understood to be historical chalk pits. Some of these would make lovely areas for occasional camping, looking out over the countryside views beyond. Farmland views are also enjoyed from the western boundary.

A rich wildlife populous includes both fallow and roe deer, wood mouse, badger, fox and hare. A multitude of feathered visitors include buzzard, skylark, tree pipit, green woodpecker and many harmonious songsters.  


If It Were Mine

If cleared, some of the hollows would lend themselves perfectly to an overnight location looking out north across the vale. I would consider selecting a beech tree for a craft project as well yielding some beech wood chippings for my meat smoker at home. A good amount of fuel would also be gathered for winter.

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • From the A413, take the A4128 towards Great Missenden. Turn right onto High Street at the mini roundabout then straight over the one soon after.  
  • Continue north forking left after 240 metres onto Rignall Road, sign posted towards Butlers Cross and Princes Risborough.
  • Continue along Rignall Road passing over the railway and Great Missenden Garage shortly after.
  • After 0.6 miles turn left onto Broombarn Lane with the white house set back on the corner and the blue ‘Unsuitable for heavy goods vehicles’ sign.
  • Continue up the lane for 340 metres and you will arrive at a steel gate on the right with our Woods4Sale sign attached (point A on the plan below) and an orange X locator on a tree.
  • Please park in a safe place not obstructing any access points nor the road.
  • Climb over the gate (sorry we do not provide keys for viewings) and continue along the track, passing under a power line further along the track.
  • After 340 metres turn right (point B) and continue just beyond the red paint on wooden posts and trees and you have arrived at Pankridge Wood (point C).

Boundaries

  • The southeast boundary is indicated by blue paint on occasional trees set back off the public footpath.
  • The southwest boundary is indicated by red paint on occasional wooden posts and trees.
  • The western boundary is for the most part the dilapidated barb wire fence with fields beyond.
  • The northeast boundary is the top of an occasional earth bank with farmland beyond, indicated by white paint on occasional trees and wooden posts.

Sporting Rights

The sporting rights are owned and included in the sale. They are not let.

The mineral rights are owned and included in the sale except as reserved by statute.


Rights Of Way

  • There is a right of way granted for all times and all purposes over the route ABC.
  • There is a public footpath that runs inside the southeastern boundary.
  • A maintenance clause covers all the shared rights of way with liability according to use.
