Tennson Wood is set within an ancient wooded landscape, with a delightful mixture of broadleaf trees, namely mature beech, ash, oak, and sycamore, all having great stature – the lower canopy is abundant with hazel, birch and whips of the former parent trees. There are also box and holly, indicators of the Ancient Woodland designation covering parts of this woodland.

This parcel of woodland occupies a central position within a wider forested landscape, slightly sloping with a northerly aspect, accessible via a hard-surfaced track that runs from the public highway, to and along two of the Tennson boundaries. There is also a hard-surfaced lay-by and clearing providing a base suitable for your woodland activities

The character of the wood is indicated by mature trees presenting a high canopy, patchy areas of smaller trees in the middle canopy and abundant regrowth and shrubs below. There is plenty of birdsong to delight the auditory senses from the wonderful “laughing” notes of the green woodpecker, the whirring song of the nightjar and haunting call of the tawny owl. You may also hear woodpecker, warbler, crossbill and tree pipit making this an idyllic location for a keen twitcher.

Quiet adventurers at dusk and dawn will likely hear the rustle of fox, badger and fallow deer, the sharp eyed may even glimpse a weasel.

Historically the wider area formed part of the UK’s first on-shore oilfield and was in operation during the mid-1940s; the well heads were sealed many years ago. It is thought that the level area may have once been a proposed well that was never established. The woodland has been designated as Site of Special Scientific Interest (SSSI) relating to the lime-rich soils that were used to seal the wellheads many years ago.

The nearby villages of Kirklington and Eakring are a short distance away providing basic amenities. Mansfield is a 10 minute drive, with Nottingham 20 minutes.

A woodland such as this offers a range of opportunities for activities such as camping and crafts. Tennson would be a great investment for anyone with a passion for the outdoors.

The entire forested area has 7 years remaining on a 10 year management plan outlining, without obligation, the potential future management of the woodland that is in tune with the aspirations of SSSI.

If It Were Mine

I would thin out some of the poorer trees and replant with a view to them one day replacing some of the mature trees.  A woodland shelter would be useful to dry firewood and provide a place to sit and appreciate the superb surroundings.  I would create some deadwood habitats and put up some nesting boxes.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • Head east from Mansfield on the A617.
  • Stay on the A617 (Kirklington Road) dual carriageway bypassing Rainworth.
  • Go straight over the roundabout that meets the A614.
  • After 4 miles turn left on to Eakring Lane
  • Follow the road for approximately 1.5 miles until you arrive at a carpark at the entrance to the forest, with a Red Rock Forestry sign on the gate (point A on the plan below).
  • Park here and continue on foot, (sorry, we do not provide keys for viewing).
  • Continue walking for 730 metres passing another gate (point B), then bearing right at point P.
  • Continue through the gate for 200 metres to point Q.
  • At Q bear right for 100 metres to point R, this is the start of Tennson Wood on your right.


  • The north west boundary is the inside edge of the track indicated with blue paint on boundary trees and wooden posts that may be offset by a short distance.
  • The easterly boundary is the inside edge of the track indicated by red paint on wooden posts that may be offset by a short distance.
  • The south west boundary is indicated by red paint on trees and posts.
  • The north east boundary is indicated by yellow paint on trees and posts.

Sporting Rights

  • The sporting rights are owned and included in the sale. They are not let.
  • There is a historic exception to this where a named person in the title document could enter the property to take fox, however we believe this is unlikely to be exercised.

Mineral Rights

  • The mineral rights are owned and included in the sale except as reserved by statute.
  • The rights to extract oil are reserved to a previous owner and we believe these are unlikely to ever be exercised.

Rights Of Way

  • There are no public rights of way inside this wood.
  • There is a right of way at all times and for all purposes over the routes ABCD and CPQRS.
