Restrictive covenants by the Transferees:

11.1 the Transferee (and its successors in title) covenants with the Transferee (and its successors in title) so as to bind the Property into whosever hands the same may come (but not so as to render the Transferee personally liable in damages for any breach of covenant after it shall have parted with all interests in the Property)

1.1.1 To use the Property only as private woodland in perpetuity managed primarily for biodiversity.

1.1.2 Not to use the Property or any part of it for any purpose permitted pursuant to Part 4 of schedule 2 of the Town and County Planning (General Permitted Development) Order 1995 or any equivalent or replacement of it (including but not limited to paint balling, war games and all motorsports).

1.1.3 Not to make any alterations or additions to the Property or its boundary structures or access points, or erect any buildings or carry out any development on the Property, or to bring any caravans onto the Property, in any case whether permanent or temporary, without the prior written consent of the Transferor, such consent not to be unreasonably withheld. For the avoidance of doubt routine woodland management is not precluded.

11.1.4 Not to carry out or permit tipping or dumping of materials or waste at the property.

11.2 The transferee covenants by way of indemnity only on behalf of the Transferee and its successors in title to observe and perform the covenants contained or referred to in the property and charges register of the title number DY442843 in so far as they relate to the Property and are still subsisting and capable of taking effect and will indemnify the transferor against all proceedings costs, claims and expensed arising from any failure to do so.

11.3 The covenants contained in this Transfer are covenants to which section 33 of the Local Government (Miscellaneous Provisions) Act 1982 (or any modification, extension or re-enactment of that Act for the time being in force) applies.
