Stenhill Copse occupies the broad crown of a larger wooded area about a mile south of the village of Uffculme and 3½ miles northeast of Cullompton. Junctions 27 and 28 of the M5 are both about 10 minutes away giving easy access to Exeter (half an hour to the southwest) and Bristol (1¼ hours up country).

The wood has direct frontage onto a quiet Devon lane with easy vehicular access via a gate at its southern corner. It occupies level ground which in combination with the light ground flora means there is easy access to all parts. The ground falls away to the north giving seasonal glimpses over the Culm Valley after autumn leaf fall.

Stenhill is a delightful broadleaved property with a diverse array of species and ages represented within its modest acreage. The wood contains a number of sizeable oak, beech and sweet chestnut with wide-spreading canopies creating a number of glades, between which there are clumps of younger trees and shrubs including beech, sycamore, holly and elder. Between patches of blackberry the woodland floor is host to a variety of soft grasses, ferns and flowers including bluebells.

Much of the wood is open to 2WD in drier conditions, enhanced by a right of access over the soft track on the western boundary.

The briefest of visits should confirm the amenity credentials of this charming little wood. Camping, BBQs, wildlife watching and quiet recreation are all in prospect for the new owner.

If It Were Mine

Stenhill Copse is all about amenity so some light duties collecting firewood would be interspersed with long periods of family fun or quiet enjoyment.
