Buckland Wood lies on the northwest side of a larger woodland overlooking rolling farmland. The village of Uffculme is about a mile to the north and the market town of Cullompton is 3½ miles to the southwest.  Junction 27 of the M5 is 5 minutes away giving easy access to Exeter (half an hour to the southwest) and Bristol (1¼ hours up country).

The wood is accessed from a minor county road by a hard track which links to the middle of the upper southeast edge. There is a secondary access (which needs developing at its junction with the wood) via a Byway Open to All Traffic that connects with the north corner of the property. The bulk of the wood occupies mid slopes with more modest inclines at the top and base.

Buckland is dominated by a stand of later rotation Douglas fir, lightly peppered with larch. A range of hardwoods are thinly scattered among the conifers including beech, birch, oak, sweet chestnut and a lone eucalypt. The ground beneath the firs is essentially clean, being a floor of needles with patches of fern, bracken and occasional bramble. Walking is easy across the site.

Douglas fir thrive on valley sides, and the trees here are well on their way to producing a useful timber crop. The stand appears to be wind-firm so a final round of thinning may be feasible in advance of felling to maximise the tax-free timber returns. The track that runs the full length of the upper southeast edge should facilitate easy winch extraction of the downslope trees.

Buckland is an attractive property with particular appeal to those with an interest in silviculture and woodland management. If you appreciate working a wood in tranquil and beautiful countryside then this is definitely worth a look.

If It Were Mine

My principle interest would be in the Douglas fir as it approaches maturity. The stand appears to be wind-firm giving the possibility of a thinning in advance of a variety of subsequent harvesting options from clear-fell to seed felling, along with the option to restock with another commercial crop, or to steer the successor wood towards a native species composition.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

From J27 of the M5 head east on the A38 for ½ mile to a roundabout and then take the second exit to head south on the B3181. After 0.9 mile turn left onto the B3440 signed for Uffculme.

At the T junction at the end of the road (just over ½ mile), turn left and then after 0.2 mile turn right where signed for Smithincott and the Working Wool Museum. Follow this road winding through Uffculme (crossing over the river twice) for a total of 0.7 miles, then fork left up the hill signed Stenhill and Bradfield.

After ½ mile take the first left signed for Ashill and Craddock. After 500 metres pull in and park on your left by a timber gate with a Red Rock Forestry sign and timber railing to each side (A on plan). This should not to be confused with a metal gate 250 metres to the southwest. Please keep the access clear.

Enter at this gate and walk the track for about 80 metres to B. Buckland is straight ahead of you.

The northwest boundary (EF) is an earth bund at the field edge, and (FG) the earth bund adjacent to the track.

The east boundary (GHJK) is the centre of a conspicuous earth bund.

The southeast boundary (DCBL) runs alternately on both sides of the track as indicated by yellow-topped posts, and (LK) to the south of the track as indicated by white-topped posts.

The west boundary (DE) is indicated by a line of red-topped posts.

Rights Of Way

A right of access is granted for all purposes across ABL. The wood could also be accessed via the Byway Open to All Traffic (MGF on plan), subject to developing an entrance near F.

A right of access is reserved to others over the route KL.

There is no public right of access in this wood.

Maintenance of shared tracks is according to use.
