Coed y Cwrt lies amidst the rolling foothills of the southern edge of the Cambrian Mountains. The village of Beulah is three miles to the southwest and the larger centre of Builth Wells on the upper Wye Valley is nine miles to the east.

The wood occupies a southwest facing bank above the River Dulas looking across a water meadow to a wider mosaic of farmland and woods. It’s very beautiful and quiet here - walk into this property as we did on a bright summer’s morning and you may well fall in love with this classic ancient oak wood.

The vast majority of stems are of native oak, both maidens and coppice, consolidated with a few other species including the occasional birch and sycamore plus alder by the River Dulas. Due to a history of grazing there is little in the way of a shrub layer beyond a few thorn, meaning it is easy to walk across the entire property without hindrance.

The property is connected to the public road both to east and west by a good hard track which is a Byway Open to All Traffic. The wood is accessible to cars from the east but the steeper sections lower down within the wood are better negotiated by 4WD.

Coed y Cwrt has a small section of river frontage on its west edge, next to the ford which gives a secondary access from the west. An adjacent footbridge means the river can be crossed at all times. The river itself is a clean tumbling watercourse emerging from the hills behind. This varied habitat is a magnet for birds – from songsters to herons, and though not seen, the habitat appears ideal for otters and dippers too.

This is one of the most tranquil and beautifully located woods on our books. If you seek quiet amenity then this is a definite candidate.

If It Were Mine

Grazing has suppressed the natural herb layer and the regeneration of young trees, but excluding stock should soon reveal a rich ground flora. Some small localised felling coupes would further encourage natural regeneration (as well as stocking the log shed) and this could be consolidated with some planting of associated native species.

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

From Newbridge-on-Wye head southwest toward Beulah on the B4358. After 6 miles you will pass through the hamlet of Llanafan-fawr (with a pub to the right and a church to the left). Continue for a further ¾ mile then turn right onto a single track road (unsigned). Continue west on this road for 2½ miles until you meet a crossroads with a phone box to the right. Please park near the crossroads clear of all field entrances.

The access track to the wood is adjacent to a line of conifers on the west side of the road about 100 metres south of the crossroads (A on plan). Follow this track southwest for about 350 metres until you reach the third gate (B on the plan) which is the entrance to Coed y Cwrt.


The northwest boundary (FG) is the small stream by the stock fence.

The north boundary (BG) is a stock fence.

The northeast boundary (BC) is the field edge stock fence.

The southeast boundary (CD) is a derelict stock fence with woodland to both sides.

The south boundary (DE) is a narrow soft track marked periodically by blue-topped posts, and (EF) is the northwest side of the hard track, plus a short length of stream-side at F.

The red posts in the woodland are not a boundary.

Sporting Rights

 The sporting rights are included in the sale. They are not let.

Mineral Rights

The mineral rights are included except as reserved by statute.

Rights Of Way

The property is accessed from the east via Powys County Council Byway 79, which is a Byway Open to All Traffic (AB on the plan). This byway runs through the property BE and then connects via the ford with a public road to the west. Byway 79 is also a public footpath.
