Clare’s Wood is set in a tranquil rural location in the heart of the Surrey Hills, an Area of Outstanding Natural Beauty (AONB). This woodland lies midway between the urban centres of Crawley and Guildford, which are both around half an hour by car.

The property is 230 – 240 metres above sea level, with a moderately southerly aspect. The fertile loamy soils are excellent for tree growth. Approaching the woodland one arrives at an impressive stand of mature beech and oak with a scattered understorey of mature holly, which is quite dense in places. The boundary to the south east is a track, which gently descends to lower ground dominated by veteran sweet chestnut stools and some moist soil conditions. These tall chestnuts have not been coppiced for some time, with the occasional stem fallen in high winds. Decaying wood provides great habitat for insects, further enriching biodiversity.

To the far south is a small thinned stand of good quality Scots pine, with others scattered throughout. Ash, hazel and birch form a minor species component, with a row of tall mature beech lining an historic bund to the east.

A notable feature of the woodland is the wildlife, in particular the variety of birds. These include woodlark, willow and wood warbler, nightingale and birds of prey such as sparrow hawk and kestrel. Woodland mammals include badgers and roe deer.

Several access paths exist within the woodland, which have been used for woodland management and provide great accessibility. Clare’s Wood has excellent potential as both an amenity woodland and for someone looking for a small-scale silvicultural investment.

The leasehold is a 999 year lease commencing in 1956.

If It Were Mine

A diverse bat population can be seen flitting through the trees at dusk, I would enhance this by installing some wildlife boxes in places. I also would look to renew a program of sweet chestnut coppice works.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From Dorking head west on the A25 (Guildford Road), continue through the villages of Westcott and Wotton.
  • Leaving Wotton after ½ mile take the left turning towards Abinger Common.
  • In the village you will come to a staggered cross roads, take the right turn signposted Holmbury St Mary.
  • Drive along Pasture Wood Rd for ½ mile up the hill and take the left turn signposted Beatrice House.
  • Continue ahead for 500 metres, pass some playing fields on the right and over some speed bumps.
  • Pass some cabins on the left, at the fork take the right turn up the hill and park in the layby on the right (point A). Do not obstruct the track.
  • Continue along the track by foot passing a field on the left, after 150 metres you will come to our ‘Woods4Sale’ sign.
  • Clare's Wood is ahead.


  • The northeast boundary is marked by an agricultural fence.
  • The southeast boundary is defined by an old earth bund marked with trees with white paint.
  • The southwest boundary is marked by wooden posts and trees with orange paint.
  • The northwest boundary is the inside of the track and marked by wooden posts with green paint.

Sporting Rights

We believe the sporting rights to be included and not let.

Mineral Rights

Mineral rights are not included, though the tenant has the right to extract stone, sand and gravel for the construction and maintenance of walls, fences, roads, rides and tracks.

Rights Of Way
