Hurst Wood is a first rate amenity woodland. It has a recently upgraded access track suitable for a 2WD vehicle, which benefits from a convenient turning area at the boundary. Located in Bearsted on the eastern outskirts of Maidstone, Kent, there is easy access to the M20, making the wood convenient to much of the southeast.

Classified as an Ancient Woodland, it is clear to see why. There is a classic assemblage of veteran oak with ash and hazel stools and a diverse ground flora, which includes bluebells, dog’s mercury, wild garlic to name but a few. Woodland mammals known to the area include roe deer, hazel dormice, badgers and several bat species such as the pipistrelle, natterers and noctule. Bird species include nightingale, kestrel, woodlark and many others.

The boundaries are defined clearly by either hard tracks or woodland rides. This superior access improves the manageability of the woodland; there is some good quality timber onsite should a new owner wish to carry out some thinning. However, this great property would appeal to those simply looking for an amenity woodland and is perfect for a family wild camping trip.

There is a Tree Preservation Order (TPO) on the whole forest. This does not prevent normal forest management operations, including felling, as can be seen from the recent coppicing operations in various parts of the forest. It simply means that the agreement of the local Tree Officer must be obtained prior to felling.

If It Were Mine

There is the possibility extract timber from Hurst Wood, which could range from a light coppicing to felling some of the large oak that stand at a reasonably high density. Aside from this Hurst Wood has a wide range of recreational possibilities. I would encourage the already diverse wildlife by installing some bird and bat boxes.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From the M20 junction 8, head in the direction of Maidstone along the A20 (signed for Bearsted).
  • After ¾ mile turn right into the narrow Crismill Lane.
  • If you pass ‘Potted Garden’ nursery then you have gone too far.
  • Continue up this narrow road, under the M20, and continue left at the other side along Crismill Lane.
  • Around a sharp right hand bend the tarmac will finish but the road still has a good hard surface.
  • After about 300 metres you will come to a padlocked steel gate on your right hand side (point A on the plan below). You should park here, taking care not to obstruct either the gateway or the road. Both are in use at all times.
  • From this point you need to pass around the gate and continue straight down the road for 300 metres, over a stream (point B), then ahead for another 350 metres, past the pond, until you come to another steel gate (point C).
  • Walk around the gate and then down the forest road for a further 280 metres until you come to a T-junction (point D).
  • Turn to the right and continue for 120 metres until you come to a metal gate.
  • Pass round the gate (point E) and continue along the track up in to the woodland for 50 metres until you see a wooden barrier and a sign for ‘Hurst Wood’ which is ahead.


  • The northern boundary is marked by wooden posts with the inside edge of the woodland ride and marked by wooden posts with yellow paint.
  • The western boundary is the outside edge of the track marked by wooden posts with green paint.
  • The southern boundary is marked by a metal fence.
  • The eastern boundary is the centre of the ride.

Sporting Rights

The woodland comes with the benefit of full sporting rights.

Mineral Rights

These are included in the sale, except where reserved by statute.

Rights Of Way

  • There is a right of way for the owner of Hurst Wood from the gate on Crismill Lane, through the locked gate, all the way to the woodland boundary, for all purposes at all times over the route ABCDE.
  • A right of way is reserved over the route EFG for the benefit of the woodlands beyond.
  • All shared rights of way are covered by a maintenance clause, with liability according to use.
  • The eastern boundary track is also a public footpath but there is no public access inside Hurst Wood.

Fencing Liabilities

There are no fencing liabilities.

Tree Preservation Order

Hurst Wood is the subject of a tree preservation order (TPO). A TPO does not prevent felling or other woodland management but does require the consent of the Local Planning Authority.
