Coopers Wood is a sunny broadleaf woodland in the heart of the South Downs National Park. The village of Northchapel, a historical centre for traditional glass and brick making that once relied heavily on woodlands, is half a mile to the south. The charming market town of Haslemere, its name derived from the hazel trees by the lake (mere), is some 10 minutes by car.

The mixed nature of the woodland in terms of tree species and ages adds to its highly attractive character. A good hard track flanks the northwest boundary, useable by 2WD vehicle year-round. This recently upgraded sandstone track is useful should a new owner wish to extract firewood for the hearth and for general management of the wood.

To the south of the wood are young well-established oak and mixed broadleaf in tree shelters, probably planted around 15 years ago. Thickets of birch have also naturally regenerated in this area, surrounded by a pleasant copse of ash and oak. The remainder of the woodland is a lovely continuous copse of mature oak, ash, beech and mixed broadleaf.

This copse area has an archetypal Ancient Woodland composition with a rich diversity of native flora, tree, fungi, insect and bird species. Tall oaks extend high into the canopy over hazel. In spring, there are carpets of bluebells and wood anemone. Chiffchaff and other song birds call out and animal tracks, such as badgers and deer can be seen in places.

If It Were Mine

I would respace some of the naturally regenerated birch and carefully prune the oak as they establish into maturity. Coopers Wood is a wonderful woodland, perfect for a family camping trip or wildlife spotting adventures.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • The woodland is situated next to the village of Northchapel in West Sussex.
  • Head north along the A283 from Northchapel village and after approximately 100 metres there is a turning to some fields on the left with a Woods4Sale sign (point A on the plan below).
  • Please park in a suitable place where you will not block any access and climb the gate. Sorry we do not provide keys for viewings.
  • Once over the first gate you will find a second gate on your right. Please climb this one also and then continue up the track with grassland on either side of you until you enter the woodland.
  • Continue along the track for 350 metres passing a turning to your left (point B) until you reach a junction (point C).
  • Take the left turn and continue for 430 metres, bearing right at the two turnings (points D and E).
  • You will see a wooden post with blue paint (point F).
  • Coopers Wood is ahead and to the right.


  • The upper northern boundary is the inside of the track marked by wooden posts with white paint.
  • The lower northern and northwest boundary is the outside of the track marked by wooden posts with green and yellow paint.
  • The southwest boundary is marked by wooden posts with blue paint.
  • The southeast boundary is marked by wooden posts and trees with pink paint.
  • The eastern boundary is marked by wooden posts and trees with blue paint

Rights Of Way

  • There is a right of way at all times and for all purposes for Coopers Wood from the roadside gate up to the woodland boundary (marked ABCDEF and GH on the plan).
