Banker’s Wood has a simply delightful atmosphere and benefits from a first rate quality of oak trees throughout, with clean, tall and straight stems. A hard track follows two of the boundaries, whilst the southern boundary features a pretty stream, further enriching the woodland’s ambiance.

Set in an ideal spot in West Sussex, the Surrey border is a few miles to the east. The bustling town of Haslemere is ten miles to the northwest, with Petworth, the charming historic town, a similar distance south.

The property is classified as an Ancient Woodland, having been wooded since at least the 1600s. Several earth bunds pass through the property, one of which delineates the eastern boundary. There are several enormous beech trees lining these bunds, which are traditionally associated with old boundaries. To the west an old track runs through the wood, up from the stream to the top track. This would be particularly useful should a new owner wish to thin the woodland.

Other tree species include ash, sycamore, hornbeam and a scattering of Sitka spruce to the northeast. The woodland’s topography has some level areas and gently slopes towards the stream. In spring these sedge and fern lined banks are adorned with bluebells and other wildflowers. Of particular note is the varied birdsong suffusing the surroundings, particularly of warblers or an occasional owl.

If It Were Mine

There is certainly scope to thin Banker’s Wood without detracting from the quality of the woodland. Much of the fine quality oak stands at a reasonably high density. I would gently thin these areas and to encourage wildlife further, I would install bird and bat boxes.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From Petworth, leave town heading north on the A283, past the front entrance to Petworth House.
  • After 3½ miles turn right at a junction signed for Balls Cross and Ebernoe.
  • After 2 miles you will come to a T junction. Turn left in the direction signed for Northchapel.
  • After about 100 metres turn right by a red post office box.
  • After a further ¾ mile you turn left up what looks like a private drive lined with small logs, and signed for Howick.
  • Please park on the council road, keeping clear of the woodland entrance and private lane.
  • After about 80 metres you will see a new wooden gate on your left. This is point A on the plan below.
  • Climb another locked wooden gate and follow the track into the woodland, after 630 metres you will see a turning on the left (point B). 
  • Continue along the track down the hill for 140 metres until you come to a bridge with a small stream (point C).
  • Bankers Wood is ahead and to the right.


  • The southern boundary is the centre of the stream.
  • The western and northern boundaries are the outside edge of the track.
  • The eastern boundary is an old earth bund marked by wooden posts with blue paint.

These are included in the sale, except where reserved by statute.

  • There is a right of way at all times and for all purposes over the route ABC.
  • A right of way is reserved along CDE for the benefit of the woodlands beyond.
