Besom Copse is a perfect combination of mature beech, ash and oak woodland, with areas of younger vigorously growing oak and birch. Owners will have the opportunity to both enjoy the mature woodland with its bluebell adorned floor in springtime, whilst also managing and observing the younger trees become fully established.
The woodland is in a sheltered position, with a slight northerly aspect. There is a recently upgraded hard access track flanking the eastern and northern boundaries of the wood. An interesting old earth bund follows the west boundary, a lovely tall beech tree shades part of this area being a perfect spot for a family picnic. Further in there are mature sweet chestnut coppice and other broadleaf trees.
To the east, the younger part of the woodland is a mixture of planted oaks in protection shelters, and naturally regenerated birch. If a new owner desired, a gentle phase of re-spacing would be beneficial here.
A variety of birds can be spotted or heard, a regular is the great spotted woodpecker and there is an occasional tawny owl call. A fleeting herd of roe deer are, at times, seen darting through the undergrowth.
To the north there are delightful views of open countryside. The property falls within the bounds of the South Downs National Park. The quaint Sussex village of Northchapel is nearby and there are many opportunities for recreational activities to be found locally.
If It Were Mine
I would undertake a gradual phase of re-spacing in the younger parts, encouraging the trees with good form to grow on. Some careful pruning of the oaks would be a beneficial activity. Besom Copse is a delightful varied woodland for a family wild camping expedition.

Residential Planning Permission
You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
- The woodland is situated next to the village of Northchapel in West Sussex.
- Head north along the A283 from Northchapel village and after approximately 100 metres there is a turning to some fields on the left with a Woods4Sale sign (point A on the plan below).
- Please park in a suitable place and climb the gate. Sorry we do not provide keys for viewings.
- Once over the first gate you will find a second gate on your right.
- Please climb this one also and then continue up the track with grassland on either side of you until you enter the woodland.
- Continue along the track for 350 metres passing a turning to your left (point B) until you reach a junction (point C).
- Take the left turn and continue for 430 metres, bearing right at the two turnings (points D and E).
- Take the left hand turn at the junction (point F).
- Continue along the track, Besom Copse to your left.
- The northern boundary is the outside edge of the track and marked by wooden posts with green paint.
- The eastern boundary is the inside edge of the track and marked by wooden posts with yellow paint.
- The western boundary is the inside edge of the ride and marked by wooden posts with orange paint.
The sporting rights are included and not let.
The mineral rights are included in the sale, except where reserved by statute.
Rights Of Way
- There is a right of way at all times and for all purposes for Besom Copse from the roadside gate up to the woodland boundary (marked ABCDEF on the plan).
- A right of way is also granted over EG for timber extraction only.
- A right of way is reserved along FG for the benefit of the woodland beyond.
- All shared rights of way are covered by a maintenance clause, with liability according to use.
- There are no public rights of way within the woodland.
There are no fencing liabilities.
