Etchden Wood is a delightful plot of Scots pine and mixed broadleaf, situated in a larger woodland set back from a quiet country lane known as Etchden Road. It is positioned in a rural location, around four miles west of Ashford, in Kent. The wider countryside includes, to the north, Hoads Wood, an ancient woodland designated as a Site of Special Scientific Interest.

The property has a right of way granted along a level track, which could potentially be used by a 4WD vehicle. Etchden Wood is dominated by mature Scots pine interspersed with oak, birch, western hemlock and others. The sub-canopy consists of naturally regenerating birch, sycamore and oak.

The fertile clay soils of this region lends itself well to forestry, producing some large pine and promising oak stems throughout Etchden Wood. Not having been thinned in recent years, there is a moderate quantity of standing timber offering good potential for sustainable wood fuel or rustic crafts and woodworking. With careful management, a number of the oak trees with good form could grow on to become fine examples with valuable timber.

An old drainage ditch runs through the south of the property and a small clearing lies to the north. The level ground of the woodland is easily traversed by foot, with a ground flora consisting of ferns such as bracken and broad buckler, along with bramble, bilberry and several moss types. A number of fungi also grow, including the common birch polypore and turkey tail. The wider woodland countryside is home to a rich variety of wildlife with several deer species, and birds including nightingale, woodcock, nuthatch, great spotted woodpecker and several kinds of tits and warblers.

Etchden Wood is subject to an Article 4 Direction preventing some types of permitted development at the property.

If It Were Mine

I would carry out some light thinning works, selecting pine with poor form for removal and favouring the quality oak and high prune any younger oak. In the small clearing I would possibly under-plant with oak, ensuring adequate deer protection. A well located and manageable woodland such as this offers good amenity and conservation value. Please remember some management operations require approval and/or a licence.

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From Ashford exit the town on the A28 in the direction of Bethersden.
  • At the Matalan roundabout take the exit signed for Great Chart.
  • After 1 mile you will enter the village of Great Chart, as you approach the village you need to take a right turn onto Ninn Lane.
  • After 1.5 miles the road will turn sharply right and you need to continue straight onto Etchden Road (ie turning left) in the direction signed for Bethersden and Tenterden.
  • After approximately 1 mile you will see an access point to your left with a dilapidated wooden cross bar and a ‘private’ sign attached (see photo below), this is point A on the plan below. Please park in a safe location being careful not to obstruct the narrow road.
  • Continue along the track southwards. After approximately 50 metres take the right hand turn (point B) and continue for another 80 metres, where you will see a post with pink paint (point C).
  • Etchden Wood is ahead and to the left.
