Blackdown Copse is designated as Ancient Woodland and it’s clear to see why, bluebell and primrose (both indicator species) adorn the easily traversed gently sloping floor. A combination of holly and hazel make up the understorey and the upper-canopy is dominated by sweet chestnut and oak of sizeable diameter. Other tree species include birch, beech and mature ash coppice.

This woodland is situated in an attractive location some two miles from the village of Northchapel, West Sussex. It is south facing with open fields on two sides and stunning views of the highest peak in Sussex, Blackdown Hill, to the west.

The wood is accessed via a recently upgraded locally sourced sandstone track. Within the wood informal paths and animal tracks can be found in places. This conservation hotspot has an abundance of wildlife, with numerous warblers and tit species, deer, badgers not to mention the excellent wildflower assemblage. Other birdlife known to the region include skylark, woodpecker and kestrel.

Blackdown Copse would certainly appeal to those looking for an amenity wood. There is plenty of scope for some coppicing and even potentially thinning some of the excellent timber trees, thereby utilising the existing Forestry Commission licence.

If It Were Mine

I would coppice some of the ash and sweet chestnut, providing useful timber for a wood burner at home or even a fire in the open space which would be ideal for a weekend’s camping. The coppicing would further enhance the flora and insect diversity by increasing ground light levels.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • The woodland is situated next to the village of Northchapel in West Sussex. Head north along the A283 from Northchapel village and after approximately 100 metres there is a turning to some fields on the left with a Woods4Sale sign (point A on the plan below).
  • Please park in a suitable place and climb the gate. Sorry we do not provide keys for viewings.
  • Once over the first gate you will find a second gate on your right. Please climb this one also and then continue up the track with grassland on either side of you until you enter the woodland.
  • Continue along the track for 320 metres passing a right turn, taking a turning to your left (point B).
  • Walk down the track for 180 metres and turn right (point C). After 50 metres you will see a wooden post with green paint to your right.
  • Blackdown Copse is ahead and to the right.


  • The southern and western boundaries are marked by earth bunds between the agricultural fields and the wood.
  • The eastern boundary is marked by wooden posts and trees with green paint.
  • The northern boundary is marked by wooden posts and trees with orange paint.

The mineral rights are included in the sale, except where reserved by statute.

Rights Of Way

  • There is a right of way at all times and for all purposes for Blackdown Copse from the roadside gate up to the woodland boundary (marked ABCD on the plan).
