Pine Cone Wood is predominantly mid-rotation Scots pine and Corsican pine. These trees were planted approximately 30 years ago as a commercial crop, but the woodland could now be managed for amenity and conservation with some creative management techniques.

Topographically the wood is level and easily traversed by foot, there is an old ride that runs through the middle.  Scattered throughout are pockets of native mixed broadleaves such as birch, wild cherry, field maple and willow. Fertile soils of deep fine loams over Jurassic loam and clay result in excellent tree growing conditions.

A phase of gentle thinning would benefit the stand, allowing the pine trees to continue to grow to their full potential. Encouragement of the broadleaf species, along with perhaps underplanting of shade tolerant species is a possibility.

The surrounding woodland provides an attractive rural backdrop; the atmosphere of the property is one of peaceful remoteness. Wildlife is a special feature, woodland mammals frequently visit with deer (roe, fallow and muntjac) regularly seen. The varied bird population could be further enhanced by installing bird boxes.

A key benefit of Pine Cone Wood is its excellent access, along a private road suitable for cars at all times of the year. There are also soft tracks/rides to all other boundaries making for convenient onward management.

If It Were Mine

Along with periodical maintenance of the rides, I would clear the few fallen trees to the south and lightly thin the rest of the wood, thereby yielding a quantity of useful timber. Pine Cone Wood makes for an attractive amenity/semi-commercial woodland investment.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From Newbury, head south east on the A339.
  • Leaving the residential area of Newbury continue for about 7½ miles, and turn left onto the minor road called Crabbs Hill, signed for Wolverton Common and Axmansford.
  • If you miss this turn, don’t take the next one which is signed for Wolverton. Turn around and go back to Crabbs Hill.
  • After 0.3 miles turn left into Church Lane (opposite the church).
  • Drive down this lane until the tarmac runs out and then another ¼ mile until you come into the woodland.
  • Keep right when the road splits and park next to the locked gate please do not obstruct the gate as it is in use at all times. This is point A on the plan below.
  • Please climb the gate and walk down the forest road (sorry we do not give out keys for viewings) for about 450 metres passing a turning on the right (B) until you get to blue topped wooden posts on your right-hand side (point C).
  • Pine Cone Wood continues on your left as you go up the road to the ‘T’ junction ahead (point D).


  • The northeast boundary is the inside of the track and marked by wooden posts with orange paint.
  • The southeast boundary is the outside of the track and marked by wooden posts with blue paint.
  • The southern boundary is the inside of the forest ride marked by a dilapidated metal fence and wooden posts with blue paint.
  • The western boundary is the outside edge of the track marked by wooden posts with pink and blue paint.

Sporting Rights

The sporting rights are reserved, but the owner of Pine Cone Wood has the right to shoot deer, hares, rabbits, pigeons, black game and grey squirrels.

Mineral Rights

These are included in the sale, except where reserved by statute.

Rights Of Way

  • There is a right of way at all times and for all purposes over the routes ABC and DE.
  • A right of way is reserved along the route CD and EF for the adjoining woodland.
  • All shared rights of way are covered by a maintenance clause, with liability according to use.
  • A public footpath runs along the north-east boundary but there are no public rights of way in this woodland.
