Skilmafilly lies in open countryside about 6 miles northwest of Ellon. Aberdeen is about 45 minutes by car to the south. The property lies on level and gently south-facing slopes surrounded by farmland to all compass points, with commanding views over open countryside towards the characteristic summit of Bennachie.

The larger part of Skilmafilly was cleared of its previous conifer crop about 2 years ago under a Forestry Commission felling licence. A belt of protective larch was retained on the western edge and a small group of spruce at the north east corner. The rest of the wood is now open and ready for restocking. Existing natural regeneration is sparse being composed of a few Sitka spruce and the occasional elder bush.

There is an obligation to restock this site. The current restock prescription is for an almost equal mix of Sitka spruce and mixed broadleaves along with minor elements of larch, Douglas fir and patches of open ground. This would deliver an interesting combination of commercial and conservation interests, but an incoming owner could easily vary the prescription to suit their own ends subject to Forestry Commission approval.

Skilmafilly fronts an unrestricted minor public road and has the benefit of an extensive hard-standing area (for car or timber lorry) backed by a useful timber-stacking area, making for easy access and future management of the remaining timber.

Restock sites offer some of the most affordable land in Britain. This one does so in a lovely rural location along with the opportunity to design and shape both landscape and habitat through development of the successor woodland.

If It Were Mine

My immediate aim would be to boost my log store by gathering some of the not inconsiderable timber residues left on the woodland floor from the previous felling. Thereafter Skilmafilly offers a pretty open canvas. Being of a conservationist mind I would be tempted to modify the restock prescription to one dominated by native broadleaves supplemented by a variety of fruit-bearing shrubs, so as to create a rich habitat ‘island’ in this lovely open landscape.

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

From Aberdeen follow the A948 by-passing Ellon. Keep north on the A948 for a further 2½ miles then turn sharp left onto a minor county road signed for Drumwhindle.

After 2 miles fork left onto the road signed for Cairnorrie. Continue for ½ mile to a small cross-roads. Go straight over and after ½ mile turn right uphill (no signage). Skilmafilly wood is on your right after 400 metres.

Please park in the large hard-standing area at the southwest corner of the wood.


Apart from the cottage gardens at the northwest and southeast corners of the wood, the north, east and south boundaries are all defined by old stone dykes adjacent to fields. The west boundary is the verge of the public road.

The sporting rights are included and are not let.

Mineral Rights

The mineral rights are included except as reserved by statute.

Rights Of Way

There are no public rights of way within the wood, but in line with Scottish legislation the public are entitled to access the woodland subject to the Scottish Outdoor Access Code.

Fencing Liabilities

There are no specific liabilities, so the usual provision applies of sharing stock fence costs 50/50 with agricultural neighbours.
