Heathery Brae occupies the crown and the gentle northeast face of a modest hill set amidst rolling farmland about three miles inland from the Solway Coast. Dumfries is about 20 minutes by car. Carlisle is just over an hour away and Glasgow is just under two hours.

After clear-felling in the mid 90s, the current crop of Sitka spruce (peppered with larch) was planted in 1997 and it is now in early production phase. The planted spruce trees were consolidated in some areas by natural regeneration from the previous crop, resulting in a fully stocked wood which is growing well in the mild oceanic climate which so suits this species.

The wood is fringed in part by small pockets of hardwoods – principally beech and birch but the occasional oak, cherry and rowan also make an appearance lending an attractive aspect to the property.

There is a full but undeveloped right of access (used to extract the previous crop) across the field from the public road to the northeast of the wood, as shown on the plan.

Heathery Brae is principally a productive timber forest but it also enjoys beautiful views to all compass points over surrounding farmland making it an attractive investment in all senses. With a couple of decades or so before final felling this property presents an affordable prospect for someone seeking a tax-efficient long-term investment in the timber-growing sector.

If It Were Mine

I would consider re-spacing some of the crops with a view to bringing them into a thinning regime. I would also brash some of the trees to create paths through the wood for the purposes of inspection and enjoyment.

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

From Dumfries head for Dalbeattie on the A711. Half a mile before Dalbeattie turn left onto the B793 and continue for 5½ miles, then turn sharp left onto the singe-track road signed for Kirkgunzeon. Continue for half a mile then park by a double field gate only your left shortly after point G on the plan ensuring you do not block access. Cut across the field to the timber gate half way along the woodland edge above you. You are now at the north corner of Heathery Brae (A on the plan).


The northeast boundary (AFE) is the old stone wall adjacent to the field edge fence.

The east boundary (DE) is the old stone wall adjacent to the field edge fence.

The southwest boundary (CD) is the old stone wall adjacent to the field edge fence.

The west boundary (BC) is the field edge stone wall.

The northwest boundary (AB) is a straight line down an overgrown ride between A (the timber gate) and B (the transition between spruce and beech).

The mineral rights are included in the sale except as reserved by statute.

Rights Of Way

There is a right of access across the field FG for all purposes from the public road to the wood. Please note that although this route does not exactly align with the woodland and roadside gates, the field owner has been willing to vary the route during previous harvesting operations.
