Big Beech Wood is a spectacular mixed broadleaf woodland set in peaceful rural South Yorkshire. It is a predominantly level site situated approximately 130 metres above sea level, surrounded by arable fields and woodland.

The nearby village of Thorpe Salvin is a short walk away, with its friendly village pub serving traditional home cooked meals. Kiveton Park railway station is around 1 ¼ miles away, with direct links to Sheffield which is only around ten miles away.

A securely gated and surfaced access track brings you to the woodland and follows the northern boundary. Heading south is a useful, wide ride which links up with another soft track. This convenient access helps facilitate woodland management. The current owners have carefully thinned around a quarter of the wood.

To the centre of the property is an interesting ground formation, possibly historic earthworks.

This ancient woodland site was replanted around 40 years ago, mainly with beech thriving on the fertile magnesium limestone soils. Other tree species include Scots pine, ash, sycamore, birch and several good quality and fruiting sweet chestnut. Holly grows in the understorey and the base rich ancient soils support a host of wildflowers and ferns. In spring, a carpet of bluebells adorns the woodland floor.

Of particular note is the wood’s rich biodiversity; a chance hare or mouse can be seen, along with numerous birds including the grey partridge, woodcock, woodpecker, tree sparrow, buzzard and even a shy goshawk. Woodland mammals include badgers, an occasional fox and roe deer. There is a rustic hide, which with some maintenance could be used to observe the wildlife. A woodland such as this offers a range of opportunities for activities such as camping and woodland crafts. Big Beech Wood would be a great investment for anyone with a passion for the outdoors.

If It Were Mine

I would carefully continue the thinning works already completed by the current owners, this would certainly yield a decent quantity of sustainable timber. I would also encourage the wildlife by installing some bird and bat boxes.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From the M1 junction 31, take the A57 in the direction of Worksop.
  • After 1 mile go straight through the traffic lights.
  • Continue on this road for another mile until you reach the village of Anston.
  • As you enter the residential area, fork right onto Sheffield Road.
  • After about ¼ mile, turn right at the Leeds Arms pub – opposite two churches (B6059).
  • Follow this road for 1 mile and turn left over the level crossing at Kiveton Park Station.
  • Keep on this road as it narrows into a country road.
  • After ¾ mile go straight over the crossroads onto the road signed for Whitwell.
  • After 300 metres the woodland is on your left hand side, park in the gateway next to a metal gate (point A on the plan below).
  • Please climb the locked gate. Sorry we do not supply keys for viewing.
  • Continue along the track for 200 metres, you will see our for sale sign (point B).
  • Big Beech Wood is ahead and to the right.


  • The southern and eastern boundaries are agricultural fences.
  • The northern boundary is indicated by posts with blue painted tops.
  • The western boundary is indicated by posts with yellow painted tops.
