Low Mill Wood is all about location. Positioned on the southeast bank of the magnificent River Lune, this woodland combines the draw of woodland activities with a waterside setting.

Set in an elevated position, Low Mill Wood lies between a council road and the water’s edge. The wood encompasses the banks of the river with a topography that is variable, having level areas to the north and south with steeper areas along the river.  Vehicular access is available from the road to the upper section of the wood but it has not been exercised for a few years.

The wood itself is well stocked with broadleaved trees of a range of ages and species - the most prominent trees you will find are mature beech, mature oak and sycamore. The lower canopy comprises ash, birch, beech and oak tree saplings. This characterful wood hosts plenty of places to explore, with discreet nooks hidden by large rhododendron, providing wonderful blooms and a mystical sense of an Asian forest. At the herb level, ferns and mosses are in abundance.

Along the east edge of the wood the River Lune is a beautiful stretch of water, with a pebble shore exposed when the river is low, perfect for stone-skimming and a great place to watch the wildlife on the river. During our visit an otter and its cub were spotted coming ashore, a key indicator of a healthy river.

Low Mill Wood has a public footpath that passes the length of the wood which was re-routed some time ago away from the shore thus providing a safer path away from the waters’ edge.

If It Were Mine

I would clear the existing right of way to enable vehicular access from the council road. I would consider thinning some of the sycamore for firewood and encourage some pioneer tree species as cover for the longer lived oak and beech. I would also look to install a deck or shelter to sit and enjoy the view of this dramatic river setting.

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From junction 34 of the M6 head east along the A683 towards Caton.
  • The wood is situated on the right side of a tight right hand bend, around 1.5 miles from the M6.
  • The main vehicular access to the wood is indicated by the drop kerb which has not been used for some time.  
  • Park safely without blocking access to view the wood on foot. 


  • The west boundary is the wall and wooden fence along the road.
  • The north east boundary is along the path and is indicated by blue paint on wooden posts.
  • The south boundary is indicated by blue paint on wooden posts with a red painted top.
  • The east boundary is the river.

Sporting Rights

  • The shooting rights are owned and included in the sale.
  • The fishing rights are owned by a third party and are not included in the sale.

Mineral Rights

The mineral rights are reserved to the previous owner.

Rights Of Way

  • There is a public footpath indicated on the ordinance survey map that runs along the river bank. This route is not used and is deemed to be too dangerous when the river is in flood.
  • There is a path (indicated on the plan in pink) that is leased by the local authority that acts as an alternative to the public foot path. At the time of writing the term of the lease is for a further 108 years.  
  • There is a right of way granted for the woodland owner via the adjoining land to the northwest that provides vehicular access into the wood. This is indicated in green on the plan.
