Description

Fernwood Copse is situated in the Blackdown Hills Area of Outstanding Natural Beauty in southeast Devon. Honiton is about 2 miles to the west, from where the A30 gives good access up country or west to Exeter (some 25 minutes away). A number of Devon’s famed coastal resort villages like Sidmouth and Lyme Regis are a short drive to the south.

Fernwood occupies northeast-facing ground at the end of a well-found private stone track near the head of a small un-roaded valley. Apart from the occasional train or tractor the sounds of modern life are blissfully absent here.

There is a good deal of diversity in this property which belies its modest size. Sentinel Norway spruce of good form near the heart of the wood are variously surrounded by mature and maturing hardwoods including ash, oak and beech plus a few alder, willow and birch. Beneath this is a robust understorey of emerging saplings plus a variety of shrubs, with holly, elder and hazel particularly in evidence. The verdant picture is completed with a rich ground flora including wood sorrel, bramble and an abundance of ferns.

Wildlife appreciates the privacy of this wood – we spotted a number of roe deer on our visit, plus plenty of evidence of badger activity. The varied canopy above echoes with songsters in springtime and the more mature stems may well harbour bat roosts.

Access is good with a hard stone track (navigable by cars with reasonable clearance) the final length of which is scheduled for upgrade prior to completion of a sale. This leads to a small area of hard-standing within the northeast corner of the wood. Add in the circular private footpath and you really have the perfect woodland hideaway.


If It Were Mine

The mature Norway spruce will yield some lovely saw-logs, whilst the few that have fallen will keep the log stack topped up. The paths would benefit from regular tidying and I‘d be tempted to make a small clearing with a lovely outlook on the upper mid side for camping and BBQs.

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • Head east out of Honiton on the A35 for a little over a mile until you see a garage on your right.
  • Take the second left turn after the garage (about 650 metres) onto a minor county road.
  • The woodland entrance A (on the plan) is found on the left after 300 metres, where the road bends sharply right.
  • PLEASE DO NOT DRIVE INTO THE WOODLAND, but park in the layby on the right 70m before the woodland entrance (H).
  • Walk down the main hard track from A for about 800 metres to its end where it is marked by white-topped posts to either side (C).
  • Fernwood Copse is on your left after this point.

Boundaries

  • The north boundary (CG) is a derelict fence between the track and the gully to the north.
  • The east boundary (CDE) is marked by white-topped posts.
  • The south boundary (EF) is the field-edge stock fence.
  • The west boundary (FG) is an old earth bund marked by blue-topped posts.

Sporting Rights

The sporting rights are included. They are not let.


Mineral Rights

The mineral rights are reserved to a previous owner with rights to compensation in the event that they are ever exercised.


Rights Of Way

  • There is a right of access to the property for all purposes over the route ABC and pedestrian access over the route CD.
