Description

Welly Wood is a mature conifer woodland with excellent access off a minor county road and then along a hard surfaced internal forest track. The timber growing here is around 50% Douglas fir and 50% larch.

The Douglas fir has been well thinned over the years and is now heavily stocked with large mature trees. Douglas fir is probably the most valuable of British softwoods and should achieve a good price on felling. However, these trees also form a very attractive back-drop to an attractive stream feeding a beautiful lake, and it may be felt preferable to retain them for long term landscape reasons

The area of larches has not been thinned and could be felled now or retained as a timber bank depending on a new owner's requirements. This area of larch would be extracted to the access point on the minor county road at the north west corner. A Forestry Commission Felling Licence is in place for this whole woodland should felling be the desired option.

Timber income from your own property is free of Income Tax and this woodland could also provide a useful Inheritance Tax shelter.

Welly Wood is classified as an Ancient Woodland as there is evidence of continuous tree cover since the year 1600. A re-stocking grant may be available through Natural Resources Wales to replace the larch with broadleaves and restore the site to within keeping of its Ancient Woodland status.

The woodland sits on a south facing bank in a wonderfully quiet and remote little valley providing a perfect place to sit and enjoy the peaceful atmosphere by your own private lake!

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

From Newcastle Emlyn, take the B4333 heading south.

After 2 miles, turn left down a minor country road. This is the 3rd turning left after leaving Newcastle Emlyn.

Turn right after 50 metres and follow this road down the hill for a further ½ mile until you see a gate in front of you with our sign on and if you look to your left you will see another gate, again with our For Sale sign. This is the route down to Welly Wood.

Please park on the left in front of the gate (point A on the plan below). From here you should climb the gate and follow the hard track down into the woodland.

When you come to the lake you will have Welly Wood in front of you.

To get to the second access point, please drive back up the road and follow the map below.


Boundaries

The stream is the southern boundary.

All other boundaries are agricultural fences.

The woodland comes with full sporting rights.

These are included in the sale, except where reserved by statute.


Rights Of Way

A public footpath runs from the lake along the bank of the stream, exiting the woodland in the north east. Our forester has never seen this footpath used and there is no evidence of it being used on the ground.

Welly Wood has a right of way along the track AB for general use by light vehicles, but excluding heavy vehicles and timber extraction. Timber will have to be extracted via the second access to the north west.
