Description

Elder Wood is set in an ideal location just east of Maidstone town and close to the M20 motorway, allowing good access to London, Kent and much of the southeast. Forming part of an expansive Ancient Woodland, the property is full of character and has many eminent trees.

The woodland benefits from a recently upgraded access track suitable for a 2WD car and there is also a useful private turning area within the woodland. An additional, useful right of way is also granted along an unsurfaced track as shown on the plan below.

Once within Elder Wood, one is met by a colossal beech tree of particular note. Judging from the trunk diameter it could easily be 200+ years old. An abundance of natural regeneration, mainly ash and birch, indicates the fertility of the Ancient Woodland soils. The upper canopy is dominated by tall ash, oak and beech trees of fine quality. Other tree species include two venerable old yew trees, wild cherry and elder, to name a few.

This easily traversed woodland initially occupies the northern banks of a knoll, which then becomes level towards the western fenced boundary, looking out over open fields. This secluded area has many fine trees beneath which are hazel shrubs and in spring a profusion of bluebells.

To the northwest is a wooden cabin, which although has not been in use recently, we believe to be sound. This particularly private area would be great for family nature camping trips. Wildlife include several species of deer, badgers and an abundance of woodland birds including tawny owls and various warblers.

There is a Tree Preservation Order (TPO) on the whole forest. This does not prevent normal forest management operations, including felling, as can be seen from the recent coppicing operations in various parts of the forest. It simply means that the agreement of the local Tree Officer must be obtained prior to felling.


If It Were Mine

There is abundant amenity value to be gained from Elder Wood, plus scope to manage the wood as a small-scale sustainable timber resource possibly for the family hearth. I would respace the naturally regenerated ash trees in the short-term and install a bird box or two.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

From the M20 junction 8, take the Maidstone direction along the A20 (signed for Bearsted). After ¾ mile turn right into the narrow Crismill Road. If you pass ‘Potted Garden’ nursery then you have gone too far.

Continue up this narrow road, under the M20, and turn left at the other side along Crismill Lane. Around a sharp right hand bend the tarmac will finish but the road still has a good hard surface.

After about 300 metres you will come to a padlocked steel gate on your right hand side. You should park here, taking care not to obstruct either the gateway or the road. Both are in use at all times. This is point A on the plan below.

From this point you need to pass around the gate and continue straight down the road for 300 metres, over a stream (point B on the plan below), then ahead for another 350 metres, past the pond, until you come to another steel gate. This is point C on the plan below.

Walk around the gate and then down the forest road for a further 280 metres until you come to a T-junction (point D). Turn to the right and continue for 120 metres until you come to a metal gate (point E).

Pass round the gate and continue along the track up in to the woodland for 250 metres bearing right in to the wood until you see a wooden barrier and a sign for ‘Elder Wood’ (point F) which is ahead.


Boundaries

The northeast and northwest boundary is the fence.

The eastern boundary is the centre of the footpath.

The southeast boundary is the southern edge of an old ride and marked by wooden posts with yellow paint.

The southwest boundary is marked by wooden posts and trees with green paint.


Sporting Rights

The woodland comes with the benefit of full sporting rights.


Mineral Rights

These are included in the sale, except where reserved by statute.


Rights Of Way

There is a right of way for the owner of Elder Wood from the gate on Crismill Lane, through the locked gate, all the way to the woodland boundary, for all purposes at all times (marked ABCDEF on the plan).

A right of way is also granted for all purposes and at all times marked EG.

There is a public footpath that runs along the eastern boundary but no public access inside Elder Wood.


Fencing Liabilities

There are no fencing liabilities.


Tree Preservation Order

Elder Wood is the subject of a tree preservation order (TPO). A TPO does not prevent felling or other woodland management but does require the consent of the Local Planning Authority.
