Description

Shire Wood is a delightful amenity woodland with excellent access, close to the quaint Sussex village of Northchapel.  The wood benefits from a recently upgraded track, which is formed from locally quarried Frittleworth Sandstone and suitable for a 2WD vehicle. This hard track leads to a fertile open field, which we have been informed is available by separate negotiation.

The sheltered woodland has an easily traversed floor, varying from level, to a gentle northerly gradient. There is an open ride within the boundary, which would be very useful for ongoing management. Throughout, superb specimens of oak tower high in the canopy, many in excess of 200 years of age. Other species include impressively tall ash, with birch over an understorey of hazel and holly.

Being part of a larger Ancient Woodland, the flora and fauna is real a highlight. In spring there is a fine display of flowering bluebells; the diverse herb layer is further enriched by other wildflowers such as dog’s mercury and herb Robert. Ferns include broad buckler and scaly male. A particular feature of Shire Wood is the bird population. A riotous medley of birdsong permeates the woodland from chiffchaffs to woodpeckers and even an occasional owl. Many species of mammal, from rare bats to deer and badgers can be found.

The added benefit of field frontage makes Shire Wood perfect for those interested in wildlife and nature conservation. There are some great spots perhaps for a small bird hide, or clearings perfect for a family camping expedition.

The field available by separate negotiation is approximately 8 acres in size, or there is a smaller area measuring 3.5 acres available, depending on the purchaser’s requirements. It is priced at £10,000 an acre.

If It Were Mine

I would periodically maintain the internal ride, and install some bird boxes. There is also ample scope for a modest supply of woodfuel for the hearth. In any case, Shire Wood is simply a delightful woodland setting to enjoy.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

The woodland is situated next to the village of Northchapel in West Sussex. Head north along the A283 from Northchapel village and after approximately 100 metres there is a turning to some fields on the left with a Woods4Sale sign (point A on the plan below).

Please park in a suitable place and climb the gate. Sorry we do not provide keys for viewings.

Climb a second gate and continue up the track with grassland on either side of you until you enter the woodland.

Continue along the track for 350 metres passing a turning to your left (point B) until you reach a junction (point C).

Take the left turn and continue for 430 metres, bearing right at the two turnings (points D and E). Take the left hand turn at the junction (point F) continue for 280 metres.

Pass a turning on the right (point G) and when you reach wooden posts with blue paint, Shire Wood is ahead and on the left.

Boundaries

The northeast boundary is marked by wooden posts with blue paint.

The south east boundary is the agricultural fence between the woodland and the field.

The northwest boundary is the outside of the track and marked by wooden posts with green paint.

The mineral rights are included in the sale, except where reserved by statute.

Rights Of Way

There is a right of way at all times and for all purposes for Shire Wood from the roadside gate up to the woodland boundary (marked ABCDEFGH on the plan).

A right of way is reserved over the route HI for the benefit of the woodlands adjacent.

All shared rights of way are covered by a maintenance clause, with liability according to use.

There are no public rights of way within the woodland.
