Description
Nowhere Wood is Chiltern beech woodland at its most magnificent. The trees here are around 80 years old and could easily grow for another 100 years, with a little careful thinning. The woodland sits on the edge of a much larger block of forestry and is located in the most tranquil of settings. The site is flat and is easily accessed along a short track.
The woodland is covered by a Forestry Commission thinning licence and would benefit from the removal of some of the trees to allow the remainder to grow on. This operation would produce good quantities of firewood for a domestic user and could easily produce some planking timbers too. The opportunity to make your own furniture out of your own home-grown beech might be very attractive to some potential purchasers.
The woodland is classified as Ancient Woodland, confirming evidence that there has been continuous tree cover since at least the year 1600. The species currently growing here are predominantly beech, with an understorey of holly, but the field boundary is lined with hornbeam and there are occasional large oaks just inside this edge. Greater diversity could be encouraged during the thinning operation if that was seen as desirable by a new owner.

Directions & Access
From High Wycombe; leave town on the A4128 heading north,
1½ miles out of High Wycombe town you will come to a roundabout (not the mini-roundabouts inside the town), continue straight over the roundabout following sings for Hampden and Speen
Drive through the village of Hughenden Valley, continuing on to Hampden and Speen.
Drive straight through the village of North Dean.
In the centre of Speen, turn right onto Hampden Road, signed for Great Hampden.
After ⅓ mile you will see a track on the left opposite a road called Coleheath Bottom (point A on the plan below). Turn left here and drive a short way up the track until you come to a wooden gate with our For Sale sign attached. Park tight up to the gate so you do not obstruct the public footpath.
Nowhere Wood is behind the gate.
Boundaries
The short northern boundary is the centre line of the power cables.
The north western boundary is indicated by wooden posts with green painted tops.
The eastern boundary is fenced with farmland beyond.
The south western boundary is the top of the low earth bank between the footpath and the fields beyond.

Rights Of Way
There is a right of way for Nowhere Wood from the public road to the woodland gate.

There is a public footpath running along the south western boundary, but there is no public access within the woodland.
