Description

Tillibank Wood is a diverse woodland both in terms of its tree species and age classes. The majority of the woodland was planted around 15 years ago on agricultural land. These trees, mainly oak with a mixture of birch, field maple and hawthorn to name a few are growing exceptionally well in the rich clay soils.

The woodland has a northwest aspect, gently grading to a large attractive stream. Encompassing the fringes are shores of mature tall beech, alder, ash and hornbeam. To the centre is a wonderful expanse of open ground, perfect for picnics or recreational activities. Of particular note are the diversity of butterflies here, with bordered white and red admirals seen when we visited. There is a great wealth of birdlife including sparrow hawks, kestrels and songbirds such as the nightingale and chiffchaff known to the region. Local woodland mammals include badger, wild boar and deer with muntjac and roe frequently spotted.

A recently upgraded track will take you to the woodland, which then continues as a soft ride following along the southeast and southwest boundary. The views of open countryside and agricultural fields westwards are a pleasure to behold.

This well-established woodland offers wonderful opportunities for the conservation minded, and as the woodland develops one can encourage and enhance the wildlife through careful management. There is an ongoing supply of firewood available, and potential to secure high quality oak for future generations with pruning and maintenance.


If It Were Mine

I would remove the protection tubes from the well-established trees and even do some light re-spacing. The open parkland area would be great for recreational activities.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • Take the A21 northwards from Hastings, after around five miles take the B2244 signposted Sedlescombe.
  • Continue through the village of Sedlescome and for around 4 miles passing Sedlescombe Organic Vineyard on the left.
  • At the junction take the righthand turn B2165 signposted Staplecross, at the village follow the road round to the right after a mile you pass Chalk Down Lime builders supplies.
  • Take the immediate right down Ellenwhorne Lane, continue down the lane for ½ a mile and take the right turn (point A on the plan below) down the track over a stream.
  • Open the steel gate and continue along the track through the field to another locked gate (point B), park on the left being careful not to obstruct the track.
  • Climb the gate, sorry we do not supply keys for viewings. Follow the track for 400 metres passing two turns on the left (points C and D).
  • Pass a shed on the right and take the next right turn (point E).
  • Follow the track for another 370 metres and at the junction turn left (point F).
  • Follow the track for 100 metres until you arrive at a sign for Tillibank Wood.

Boundaries

  • The northern boundary is the centre of the stream or an old metal fence.
  • The northeast boundary is marked by wooden posts with white paint.
  • The southeast boundary is the outside edge of the track marked by wooden posts with green paint.
  • The western boundary is an agricultural fence.

Sporting Rights

The sporting rights are included and not let.


Mineral Rights

The mineral rights are included except where reserved by statute.


Rights Of Way

  • There is a right of way for all times and all purposes marked ABCDEFG on the plan.
  • A right of way is reserved over the track marked GH on the plan for the purposes of forest management for the benefit of the adjacent woodland.
  • There is a public right of way that runs along and just within the western boundary.
