Description
Flass Wood lies on the southwest side of a larger gated woodland in the attractive Deerness Valley. The historic city of Durham is five miles to the east and the A1 is about 15 minutes away giving easy access from north and south.
With open views to west and south, this bright stand of conifers lies on smooth, almost level ground making for easy access and management.
The woodland is principally composed of maturing Scots pine through which there is a scattering of hardwoods including sycamore and alder plus occasional oak and rowan. The wood was thinned profitably three years ago and the quality of the retained stems promises some good lumber. A light shrub layer of hazel, hawthorn and elder overlies a rich ground flora including bluebells, ferns, wood sorrel, blackberry and foxglove.
Flass Wood is served by a recently upgraded 2WD track which leads into a private parking spur on the northeast side of the wood. Being almost a mile from the public road makes this a quiet and secluded spot, and consequently the woodland environment sports a healthy population of mammals including roe deer, badgers and foxes, along with the usual woodland songsters and raptors.
If you seek tranquillity along with the prospect of managing a small productive woodland then this is well worth a look.

I’d continue a light touch regime of thinning (a Forestry Commission thinning licence is in place), where possible favouring the regeneration potential of emerging broadleaves.

Residential Planning Permission
You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
Head west from Durham on the A690. After about a mile turn right at the roundabout onto the B6302 signed for Ushaw Moor. Continue on this road (passing through Ushaw Moor on the way) for exactly 3 miles until you come to a minor crossroads (signed for Broadgate Farm to the left). Continue on the B6302 for just under half a mile more, and then turn right up a farm track immediately before a bus stop (A on the plan). The farm track is also marked as a public footpath and has a Woods4sale sign adjacent.
Drive 550 metres up to the farm (B) and park on the right opposite the cottages and clear of all gates and accesses.
Continue on foot through two steel barriers for 200 metres to the woodland entrance (C) on your left which is a steel barrier with a Woods4sale sign on it.
Walk along the forest track for about 600 metres. Shortly after passing the ponds the track bends left, crosses a stream and then splits. This is point D on the plan at the north end of Flass Wood.

The northwest boundary (JK) is marked by a line of white-topped posts.
The north boundary (KDE) is the north side of the hard tracks.
The northeast boundary (EF) is marked by posts topped with 3 red bands.
The east boundary (FG) is marked by posts topped with 4 red bands along the line of an earth bund.
The south and southeast boundaries (GHJ) are the field edge fences.

The sporting rights are included. They are not let.

The mineral rights are reserved to a previous owner.
Rights Of Way
There is a right of access for all purposes to the property over the track ABCD.
A right of access is reserved to others over the routes DK and DE.
