Description

The Osier is a special and diverse woodland property in a great location, occupying approximately four acres of mixed broadleaf woodland habitat extending alongside 350 metres of the Grand Union Canal just east of Leamington Spa, Warwickshire. This easily accessible wood is just 6 miles from Junction 13 of the M40 motorway, yet nestled in a picturesque rural corner of central England. There are popular walking and cycling routes in the vicinity and a working canal lock with barges frequently pootling by. 

This wood has a diverse tree species population; many impressive oaks can be found extending high into the upper canopy. Along the canal are outstanding sycamores, other mature tree species include ash, horse chestnut, hornbeam and birch with the mid-canopy layer occupied by hornbeam, field maple, hazel, elder, hawthorn and willows. The latter, particularly found growing along the year-round stream, to which the woodland gently slopes and that defines the northern boundary.

To the centre of the wood, the current owners recently carried out some hazel coppicing using some of the straighter stems for a construction project. The coppiced stools have regenerated well, and are now growing back vigorously.

The fertile soil conditions have a healthy ground flora with nettle, herb Robert, hart’s tongue and scaly male fern amongst others. To the centre of the wood is an area with rushes and wetland flora, small tributary streams can also be found in places. Conversely there are drier parts with sparse ground flora and widely spaced trees, adding to the diversity of this wood. A network of informal paths wind through the wood, with several secluded streamside spots to be enjoyed – ideal perhaps for a family camping expedition.

A towpath runs between the woodland and the canal, beyond the other side of the canal are rolling fields and farmland. There is the possibility of temporary mooring alongside the towpath edge, but unlikely that a permanent mooring would be granted. It is rare that such an ideally located canal-side woodland with excellent recreation potential comes to market, making The Osier a highly appealing proposition.


If It Were Mine

This delightful woodland has great amenity and recreational potential. The conservation value could be further enhanced through installation of bat and bird boxes. If one were inclined, a gentle thinning of the ash could yield a reasonable quantity of woodfuel and the foraging of elder, damson and blackberries further add to The Osier’s appeal.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • Heading north along the M40 take Junction 13 signposted A452 Leamington / Warwick.
  • Turn right at the junction along the A542 after 1 mile at the roundabout take the second exit signposted Leamington Spa.
  • At the next roundabout take the first exit signposted Kenilworth, and the third exit off the next roundabout signposted Banbury.
  • Continue through Leamington Spa passing the train station on the left. Pass under a bridge and continue ahead for around two miles.
  • As you arrive at Radford Semele take the left turn signposted Offchurch (with a 13t weight limit).
  • Continue along Offchurch Lane for half a mile over the canal bridge, you will see a layby immediately on the right (point A on the plan).
  • Park here if it is safe to do so and continue on foot following the towpath left past Radford Bottom Lock.
  • Continue for 390 metres passing under a bridge, you will pass a brick culvert on the left (point B).
  • The Osier is ahead and to the left.

Boundaries

  • The north boundary is the inside edge of the stream.
  • The eastern boundary is an old fence between the field and the woodland that is in need of repair.
  • The southern boundary is the inside edge of the towpath.
  • The western boundary is the centre of a drainage ditch indicated by trees with white paint.

We believe that the mineral rights are included except were reserved by statute.


Rights Of Way

  • The current owners have accessed the woodland by parking at point A and walking along the towpath to point B.
  • The towpath along the southern boundary is a public right of way.
