Downton Wood is a good example of a typical English spinney. It contains a good range of broadleaved trees, including Ash, Hornbeam, some Oak, Birch, Holly, Sycamore, Wych Elm, Field Maple, Willow and Hawthorn. There are the full range of trees sizes represented, from young natural regeneration to large mature specimens, many of which contain valuable timber.
The current owner has developed an area at the top of the gentle slope for wildflowers, and we are told over 35 different species of native wildflowers are now growing here. Some areas of the woodland have been cleared of old undergrowth and new trees planted including Oak, Field Maple, Sweet Chestnut, Crab Apple, Scots Pine and Norway Spruce.
The site is generally gently sloping and the soils are fertile fine loams. The woodland straddles the change in sub-strata from chalky till to mudstone, and the soils carry characteristics of both.
The woodland is of a suitable size to produce sustainable quantities of firewood for a family with a wood burning stove. A valuable resource in times of escalating oil and firewood prices.
The access is towards the northern tip of the roadside boundary, and there is room to park 2-3 cars here.
Small woodlands do not come up in this part of the country very often, and this is one well worth looking at.
You are extremely unlikely to get residential planning permission for this woodland.

Heading east from the M1 along the A14; take the first exit going east signed for the A5199.
At the T junction at the end of the slip road turn right to Welford A5199.
After 1 mile turn left signed for South Kilworth.
It is then about 1 mile to Downton Wood where you will see our For Sale sign. The entrance to the woodland in just next to the sign.

The short north-west boundary is a plain wire on wooden posts.
The south eastern boundary is the top of the low earth bank with occasional stretches of a dilapidated post and rail fence.
The north east boundary is the tree line along the edge of the tarmac road.
