Details: Hare Wood, Thorpe Salvin, near Sheffield 6.15 acres of beech woodland £36,500 freehold.

Description:

Hare Wood was planted about 40 years ago and is about 85% beech trees, with a few scattered oak and ash. There is a strip of Corsican pine along the side of the road, planted about 6-7 years ago. All the trees are growing well in the light mineral soils. The beech would benefit from a thinning to allow the remaining trees to put on more diameter.

The site is completely flat with good access along a forest track. The wood is surrounded by more woodland on two sides, fields on another, and road frontage on the fourth.

The ground underneath the trees is clear and easy to walk through as the canopy of the beech trees shades out most other vegetation.

The woodland is off a quiet county lane, 2 miles from the M1 motorway and 10 miles from Sheffield.

Directions:

From the M1 junction 31, take the A57 in the direction for Worksop. After 1 mile go straight through the traffic lights.

After another mile you enter the village of Anston. Just as you enter the residential area you fork right onto Sheffield Road.

Continue for only about ¼ mile and then turn right at the Leeds Arms pub (opposite two churches).

After 1 mile you turn left over a level crossing at Kiveton Park Station.

Follow this road as it narrows into a small country road.

After ¾ mile go straight over the cross roads onto a road signed for Whitwell.

After 300 metres you come to the woodland on your left. Go past the first gate and park in the second gateway by our “For Sale” sign. Hare Wood starts at the gate on the right hand side.

The sporting rights are owned and included in the sale.

Owned and included except where reserved by statute.

Rights of Way:

There is a right of way along the forest track marked AB on the plan below. A joint maintenance clause covers this access.

Fencing Liabilities:

There are no fencing liabilities.

Boundaries:

The southern boundary is an agricultural fence.

The northern boundary is indicated by posts with white painted tops along the edge of the track.

The western boundary is a stone wall along the roadside.

The eastern boundary is indicated by posts with red painted tops.
