This woodland contains a semi-mature crop of well thinned beech trees growing in a very quiet location. The Sycamores is surrounded on all sides by other woodland. It takes its name from an avenue of sycamore trees, probably well in excess of 100 years old running through the middle of the wood.

As well as the Beech, there is also about one acre of large Red Oak growing along the side of the track. The combination of the Beech and Red Oak provide a spectacular display in the Autumn when the leaves are turning.

There are also occasional mature oak and ash scattered about within the plantation, greatly adding to the diversity and conservation value.

The site is level and the soils are fine well drained loamy soils over limestone. There is a light understorey of Beech and Ash regeneration, but generally the wood has a very open feel.

The woodland contains several wide grass rides which have been kept mown, (see photos) as well hard roads running around three sides of the woodland.

The woodland is just outside the market town of Ruthin, with easy access to the A55 Expressway to the north, or the A5 to the south. It is on the edge of a much larger forest, in a very quiet and peaceful location with other woodland on all sides.

The woodland is leasehold, with around 945 years left to run. The lease is paid-up and no further payments due.

From Ruthin town centre follow signs for Bala on the A494. About 800 metres from the last mini-roundabout on the edge of the town you will see double wooden gates on your right hand side. These are the main gates to the forest.

The gates are kept locked and you will have to park here, climb the gate, and walk in along the forest road for about 1200 metres to reach Avenue Wood. This will take you 5-10 minutes. If this is too far for you, please call our office to arrange for an appointment for an accompanied viewing.

We are sorry but we do not provide keys for unaccompanied viewings. From the gate, follow the hard road round a couple of bends, along a straight stretch for about  230 metres, until you see a post on your right with a red painted top. This is point Z on the plan below.

The woodland comes with full sporting rights and these are included in the sale.

These are reserved, but the lessee has the right to take stone, sand and gravel for the construction and maintenance of roads, rides and fences.

The woodland owner will have a right of way from the council road, along the private forest road all the way round The Sycamores to point W on the plan.

There are no fencing liabilities.

The boundary marked on the plan WX is indicated with posts with yellow and blue painted tops.

The boundary marked XYZ on the plan is indicated with posts with red painted tops.

The remaining boundaries are the edge of the hard forest road.
