Mature broadleaf and conifer woodland. Close to Hertford, the A10 trunk road and the M25.

Stocking Wood is an attractive mixture of some very old mature broadleaf trees and some late rotation conifers. Along the roadside edge are some very ancient Hornbeam coppice stools that must be over 200 years old. Further inside the woodland is a small area of mature Scots Pine mixed with young broadleaf regeneration, and this soon changes into a delightful mixture of coppice Sweet Chestnut, Hornbeam, Oak and Birch.

The woodland is classified as a Ancient Woodland site in recognition that there is evidence of woodland cover here since the year 1600.

There has been very little done in this woodland for some time and this leaves scope for a new buyer to manage the property for several different objectives. Access is via a metal gate in the south west corner of the woodland up a track running along the western boundary.

The woodland sits on a flat site with reasonably well draining soils, which are fine loams over clay. Inside the woodland are two depressions in the ground that are likely to be ancient earthworks.

From the A10, leave the dual carriageway at the Hoddesdon exit.

Head south on the A1170 for about 1½ miles until you get to a roundabout in the village of Broxbourne. Take the third exit signed for Broxbourne Woods and the Wildlife Park.

Continue up this minor road for just under 2 miles until you see our For Sale sign on your right. Stocking Wood is behind this sign.

There is easy parking in a small public car park opposite the wood.

The southern boundary is the earth bank with mature Hornbeam Coppice trees a short distance in from the highway.

The eastern boundary is an agricultural fence.

The northern boundary is indicated by wooden posts with red painted tops.

The western boundary is the track.

The sporting rights are owned and included in the sale.

These are included in the sale, except where reserved by statute.

There is a right of way from the council highway, through the gate and along the track up the western boundary of Stocking Wood.
