| Description: | Pot Wood is located in the corner of a much larger forest and benefits from an excellent access track that is suitable for vehicles at all times of the year. It is far enough from any road to give perfect peace and tranquillity, yet it is easy to get to from the West Midlands. There is a hard track down to the woodland and then along its southern boundary, and an earth track around the north that gives good access to all areas. Growing in the woodland is a wide range of native broadleaf tree species and sizes. On the upper banks are some beautiful mature Oaks with huge canopies. Further down the slope there is a dominance of excellent quality mid-rotation Ash trees that will produce some very good quality timber in years to come. Pot Wood was recently thinned to a very high standard when most of the poorer trees were removed and the better trees re-spaced. This operation has left the woodland in very good order and should now allow the crop to mature over the next few decades. The thinning operation has left a large quantity of timber on the ground. This could be collected by the new owner to produce a valuable supply of firewood. The small diameter branchwood, whilst not being very attractive so soon after the thinning, will rot down in the next few years to allow much easier access over the forest floor. There is access to a short length of stream along the western boundary. We believe that it runs all year, although its flow may be much reduced in the summer months. The soils are slowly permeable loams over mudstone and the slope of the land varies from quite steep at the northern end of the property, to very gentle as the land falls to the south. The woodland is full of wildlife including a huge variety of woodland birds and Muntjac deer have been seen on every occasion our forester has visited the woodland. A degree of Grey Squirrel control would greatly benefit the trees. |

| Directions: | From the Stourport direction on the A451, continue until you get to the ‘T’ junction with the A443 by the Hundred House pub. Turn right here onto the A443 then after about 50 metres turn left onto the B4203 signed for Stanford Bridge. Continue up this road for just under 1 mile, going past Abberley School gates, until you come to a field gate on your right hand side just before Bluebell Cottage. There is our For Sale sign on the gate (point A on the plan below). Please park here where you are not blocking the gateway, and walk around the gate down to the woodland. As you walk down to the woodland you will come to a gate on your left with our For Sale sign (point B on the plan). Take this left turn and walk around this gate and follow the hard track down into the woodland. Continue down this track for about 800 metres. You will walk past another hard track off to the right (point C on the plan) but keep going straight ahead. The track will eventually run down a slope and you will soon come to a wooden post with a red painted top on your right hand side (point D on the plan below). Pot Wood is now on the right hand side of the track in front of you. |
