This property represents an opportunity to purchase a commercial plantation right at the point where it could be harvested.

Coed Nant y Betws is a predominantly Sitka spruce woodland at the end of its rotation. Large volumes of timber are ready for harvesting at any time in the next 5 years (with the correct permissions). Small areas of Pine within the plantation have not grown as well as the Spruce and yield classes are not as high in these areas. The trees were planted in 1970, have largely grown well, achieving good average yield classes in excess of 16 in some areas. The average annual rainfall exceeds 1.7 metres and the soils are brown earths or peaty gleys.

An internal network of very high quality roads were constructed 5 years ago, all capable of carrying timber lorries. The woodland has two gates onto the council highway. Within the plantation is a large volume of slate, which is the spoil from an adjacent slate quarry (now disused).

A fast flowing stream runs through the plantation, which could be used for the creation of ponds or lakes if a new owner wished to develop the woodland habitats further.

The forest lies at between 1150 and 1250 feet and has extensive views over the Snowdonia mountain range. The site is level and ideal ground for modern harvester/forwarder operations.

From Caernarfon: Head south on the A4085 in the direction of Beddgelert.

After one mile go straight over the roundabout in the village of Caeathro.

Then continue for just over one mile you will come into the village of Waunfawr. As you come into the village take the very first turning left signed for Ceunant and the Beacon Climbing Centre.

Continue up this road for ½ mile, and go straight over the cross roads in the village of Groeslon.

Continue up this narrow road for 1½ miles until you see our For Sale sign on your right. Please park in the gateway without obstructing access. This is point A on the plan below, and Coed Nant y Betws is behind the gate and on your left.

The northern boundary adjacent to the council highway is the stone wall.

The western boundary along the forest road is the right hand side of the road.

The north western boundary is the centre of the stream.

The south western boundary is a fence line.

The south eastern and north eastern boundaries are fences.

The sporting rights are owned and included in the sale.

These are included in the sale, except where reserved by statute.

A public footpath starts at the first access gate but does not enter the woodland.

A right of way has been reserved over a very short length of the north west access road and exiting at point A, in favour of the adjacent land.
