Description:

Drumlea Copse is located a field’s distance from Waterbeck, an attractive rural hamlet in the heart of the Dumfries-shire countryside, yet just 6 miles from the M74.

The wood is a compact area of mixed hardwoods sited on well-drained ground with a gentle southerly aspect. Planted in 1988 the trees are established and growing strongly on level fertile ground. Drumlea was designed for amenity and considering its modest size it boasts a surprising diversity of species including oak, ash, cherry, beech, sycamore, birch, field maple, willow and rowan. This is consolidated by an under-storey of shrub species such as hazel, elder and hawthorn. The fringes are dominated by mature beeches, and a couple of Sitka spruce add winter colour. The wood is largely screened from the road by a mixed-species hedge.

Drumlea Copse is triangular with the southwest side having an open aspect and far-reaching views across farmland. The east side is defined by a minor county road, with the added benefit of three entrances any of which would allow vehicular access with the addition of a small amount of stone. The woodland floor is level, clean and dry and thus provides excellent opportunities for quiet woodland recreation.

Drumlea demands little in the way of management but offers genuine rural amenity, excellent access and an entry-level price tag. Small woodlands of this quality are rarely on the market for any length of time and we strongly recommend an early inspection.

Conserv-ation Deed:

A restrictive covenant requires that woodland cover is sustained and that no business beyond the marketing and sale of woodland products arising from the property is conducted from the site.

Directions:

Leaving the M74 at junction 20 head northeast through the village of Eaglesfield on the B722.

Towards the far end of the village, just after the post office stores on your right, fork left for Waterbeck (also the B722).

Follow this road for two miles to Waterbeck. On entering Waterbeck turn left on to the B725 (signed for Middlebie) and then almost immediately right onto a single track road.

Drumlea Copse is 100 metres up on your left.

The north boundary is defined by a line-wire fence.

The east boundary is defined by a hedge next to the public road.

The southwest boundary is defined by the field-edge stock fence.

These are included except where reserved by statute.

Rights of Way:

There is no public right of way within the woodland but the owner undertakes not to prevent public access as provided for under the Land Reform (Scotland) Act 2003.

This wood was previously owned by the Woodland Trust who disposed of it due to the very low public usage.

Fencing Liabilities:

It is believed that there is a mutual liability with neighbouring owners to maintain the north and southwest boundary fences all of which are in serviceable condition. The roadside boundary is the responsibility of the owner.
