A stunningly beautiful mature broadleaf woodland in a very peaceful location within a much larger forest, with the benefit of a babbling brook along one boundary.

Green Wood is a piece of mature English Woodland that rarely comes with such an affordable pricetag. It contains some very large mature specimen trees of Oak, Ash and Beech. There is a healthy understorey of Holly, Hornbeam, Birch and other broadleaved natural regeneration.

It forms part of a much larger Ancient Woodland, rich in wildlife species and a great diversity of habitats. The designation ‘Ancient Woodland’ confirms there is evidence that the area has had continuous tree cover since at least the year 1600.

The stream that runs along the southern boundary is a very attractive feature of the property and we are informed that it runs throughout the year.

The access to the property is currently unusable by vehicles. The official access route is marked on the plan below with a broken green line. However, for viewing purposes we have described a shorter route, indicated with a broken yellow line on the plan.

From Heathfield; drive into Punnett’s Town on the B2096. As you enter the village turn left into North Street, opposite the lighting shop, and then immediately right into Forest Lane.

After 350 metres drive straight on at the cross roads, then continue for a further 1000 metres staying on the tarmac road until you come to a gate on your left hand side signed “Green Wood. Private. No footpath”.

Drive through this gate, shutting it behind you, and then down the track for a further 150 metres until you find a yellow ‘P’ painted on a tree on your right.

Please park here where you aren’t obstructing the track.

You then need to walk down the track next to the yellow ‘P’, following the double yellow dots on adjacent trees.

After about 550 metres the path will lead down to a stream. Cross the stream at this point and continue to follow the double yellow dots for a further 400 metres until you come to a tree with three red bands. This is point A on the plan below and the start of the property for sale.
