| Description: | A woodland of mixed broadleaves, Oak, Ash, Birch, Hazel, Field Maple and Rowan and Holly. Some of the trees are large mature specimens, but there are plenty of younger trees coming up beneath the canopy. Where light penetrates to the forest floor there is plenty of Ash regeneration coming up to fill the gap. The woodland lies inside a much larger forest, and the whole area is classified as ‘Ancient Woodland’, which means that it has been continuously wooded since 1600. The whole of the forest area is also classified as a ‘Site of Special Scientific Interest’ by English Nature because of certain rare species that are found in these woodlands. To find out more about the reasons for the designation click on the link below. Surrey Wildlife Trust own Vann Lake to the north and also a piece of the neighbouring woodland. More information about the area can be found on their website. The site is flat and easily accessed along a woodland track that is best travelled by vehicle when it is dry. The shared gate at the end of the track is locked, and the new owner will be provided with the combination. The first length of the access track has been surfaced with stone, but further along it changes to a grassy woodland track. The soils are fertile fine silty loams over clay, and all the trees in the woodland appear to be growing well. Wildlife is abundant, as you would expect in established broadleaved woodland, with deer paying a frequent visit. |
