| Description: | Hollows Wood is a mature broadleaf woodland with many trees well over 100 years old. About half of the woodland is large canopy Oak trees with a few scattered Ash of a similar size. The coppice understorey was re-coppiced about 5 years ago. The Hornbeam and Hazel coppice is growing well and is over head height now. An open area has recently been created in the centre of the coppice and would make a perfect camping or picnic area. The other half of the woodland has not had the coppice cut and is well stocked with canopy trees of Oak, Ash and Hornbeam, and the understorey could be coppiced to suit a new owner’s requirement at any time. The ground vegetation includes plentiful bluebells, wood anemones, celandine and wild strawberries, while wildlife includes buzzards and kestrels, plus foxes and badgers. There is a Tree Preservation Order (TPO) on the whole forest. This does not prevent normal forest management operations, including felling, as can be seen from the recent coppicing operations in various parts of the forest. It simply means that the agreement of the local Tree Officer must be obtained prior to felling. There is another area of mature broadleaved woodland beyond the southern boundary that has been used and enjoyed by the owners of Hollows Wood for over 13 years. However, this is not within the Land Registry title of the current owners and we cannot therefore offer it for sale. We do have a Statutary Declaration that would offer some support to claim of possession and we can pass this on to a new owner if they desire it. |

| Directions: | From the M20 junction 8, take the Maidstone direction along the A20 (signed for Bearsted). After ¾ mile turn right into the narrow Crismill Road. If you pass ‘Potted Garden’ nursery then you have gone too far. Continue up this narrow road, under the M20, and turn left at the other side along Crismill Lane. Around a sharp right hand bend the tarmac will finish but the road still has a good hard surface. After about 300 metres you will come to a padlocked steel gate on your right hand side (point A on the plan). You should park here, taking care not to obstruct either the gateway or the road. Both are in use at all times. From this point you need to pass around the gate and continue straight down the road for 300 metres, over a stream then ahead for another 350 metres, past the shed and pond, until you come to another steel gate. This is point B on the plan below. After you go through the gate, continue down the straight for 280 metres, round a left hand corner and soon after around a right hand corner. About 90 metres down the track you will come to wooden posts on both sides of the road with yellow and red painted tops. This is the start of Hollows Wood and point C on the plan. The property for sale is now ahead of you and on your left hand side. |
