| Description: | Sunny Corner Wood is a very diverse woodland that contains some large majestic Larch trees, mature broadleaf trees as well as an area of newly planted Oak in tubes. The mature Larch are very good quality for timber production and represent a significant timber bank. They could be felled at any time to suit a new owner's requirements, but there are also opportunities to retain these impressive trees for the long term benefit of the landscape. The areas of newly planted Oaks are planted on an area that has recently been cleared of the previous conifer crop as part of an Ancient Woodland restoration plan. These trees were planted with a Forestry Commission grant, and the new owner of Sunny Corner Wood will be responsible for the survival of the trees for a period of 10 years and will indemnify the vendor for this. The woodland is accessed over a good hard forest road, suitable for cars at all times of the year, which runs all the way along the western boundary (see plan below). There are other internal tracks that provide good access to all other areas. These are usually drivable by 4x4 in most conditions. Sunny Corner Wood is on the edge of the village of Wolverton which is a very quiet little village about 8 miles from Newbury. The whole forest (of which Sunny Corner Wood is a part) is designated as Ancient Woodland as there is evidence of continuous tree cover since around the year 1600. Soils are deep fine loams over Jurassic loam and clay. The fertility of the soil is well proven by the growth rates of the remaining trees. |

| Directions: | From Newbury, head south east on the A339. After you leave the residential area of Newbury drive for about 7½ miles. Then turn left onto the minor road called Crabbs Hill, signed for Wolverton Common and Axmansford. If you miss this turn, don’t take the next one which is signed for Wolverton. Turn around and go back to Crabbs Hill. After 0.3 miles turn left into Church Lane (opposite the church). Drive down this lane until the tarmac runs out and then another ¼ mile until you come into the woodland. Keep right when the road splits and park in front of the locked gate with our sign on it. This is point A on the plan below. You will have to walk from here as we keep the gate locked for security reasons. Climb the gate and walk down the forest road for about 450 metres until you get to a ‘T’ junction in the forest road (point B). Turn right here and continue for another 400 metres until you come to a left turn in the road and a tree infront of you with orange paint marks (point C). Turn left here. Continue up this road for 250 metres until you find a wooden post with blue, yellow and red paint (point D). Sunny Corner Wood is now in front of you on your right. |

| Boundaries: | The northern boundary is mainly the edge of the forest with a domestic garden beyond. A small section at the western end is the edge of a forest track indicated by wooden posts with yellow painted tops. The western boundary is the edge of the road indicated by wooden posts with red painted tops. The southern boundary is indicated by wooden posts with yellow painted tops. The eastern boundary is a new wire fence at the northern section, and the top of a low earth bank along the southern end. |

| Sporting Rights: | The sporting rights are reserved, but the owner of Sunny Corner Wood has the right to shoot deer, hares, rabbits, pigeons, black game and grey squirrels. |
