Scots Wood is part of a forested area just 10 miles west of Newcastle. The majority of the wood is mature Scots pine (about 70 years old) with some notable stems.

The wood has been well thinned historically and appears windfirm. It therefore offers some flexibility on when to realise the tax-free timber revenue it contains. The moderate well-drained slopes promise easy harvesting (subject to the necessary felling consents) and the extraction route is already well proven. Timber marketing is assisted by proximity to main roads and a number of local mills. The site is sheltered and the fertile soils will aid early establishment of the next generation of trees.

Designated as a ‘plantation on an ancient woodland site’ there is currently the added benefit of favourable grant treatment under the English Woodland Grant Scheme for restocking after any fellings with native hardwoods.

Scots Wood is both attractive and secluded, and owners may well choose to forego the promise of early timber income so as to enjoy the undoubted amenity it offers. The site is car accessible and there is a plethora of wildlife in the area including deer, buzzard, red kite, fox and badger. The wood is sold with the track along its western edge.

Note: this area was historically mined and a report from 1996 indicates the presence of two mine entries near the top eastern boundary approximately as shown on the plan.

From Newcastle, follow the A695 west from its junction with the A1.

After 6 miles turn onto the B6315 and head south to the village of Greenside.

Leaving Greenside, fork right (by the Pack Horse pub) onto Lead Road.

The hamlet of Coalburns is reached after 1 mile and access to the wood is a further 1 mile on the right via a recessed green metal gate (A).

Please park at the first gate where you will not block the gateway and then continue on foot. I’m afraid that we cannot give out keys for viewing.

Proceed down the track through the field for 300m and then into woodland via a field gate (B).

Continue down the main ride for a further 500 metres.

Scots Wood is on your right (C).

The east boundary is a stock fence.

The south boundary is defined by a ditch.

The west and northwest boundary is variously the west side of the track and thereafter blue-tipped marker posts up a ride running northeast to the wood’s northern tip.

Full sporting rights are included.

These are included with the exception of coal.

There is a right of way to Scots Wood as marked ABC on the plan.

There is a Right of Way reserved over the route CDE for the woodland beyond. A shared maintenance clause covers this

There is no public right of way within the woodland. A public footpath runs external to the eastern boundary and along the southern boundary.

There are no contractual liabilities in respect of fences.
