| Description: | Brook Wood contains a very attractive mixture of quality mature Oak, Ash, Hornbeam, Hazel and Holly. Some of the coppiced Hornbeams are very ancient, possibly dating back several hundreds of years. A stream runs through the wood, and there are several wetter areas which are fantastic wildlife habitats and greatly add to the biodiversity of the area. There is an open grass area above the lake (but no lake frontage) that is kept closely cropped by the visiting geese and duck. All the trees are growing well and showing good growth rates in the fertile soils found in this woodland. Wildlife and conservation are of particular interest here, with many species of wild plants and flowers, as well as many birds and small mammals. Buzzards, Hawks and Owls are common, and a local population of Roe Deer are seen on nearly every visit. The wetland area and the stream are regularly visited by herons, Canada geese and Mallard ducks, with even the rare Mandarin duck seen recently. Access is from the A281 onto a private tarmac road that leads onto the forest road. From the forest road a hard track runs down to the beginning of Brook Wood. A bridge has been constructed over the stream to give access to the land on the opposite bank. The current owner has a caravan on site and this will be left in its current position and forms part of the sale. |

| Directions: | From Horsham head west on the A29. About 3 miles out of town the A29 will turn south at a roundabout, and the A281 will continue due west. Take the A281 westbound here. After just over 1000 metres, turn right off the A281 onto a private tarmac drive signposted for Furnace Lakes Carp Fishery. Drive up this drive for about 100 metres and park on a gravelled area next to the woodland gate. Please do not block the gate. Please climb the gate and continue straight on the forest road until you get to a wooden post on your left with a pink painted top. At this point, walk down the grassy track on your left and the start of Brook Wood will be indicated by posts with white painted tops. From here please refer to the Boundaries section below. |

| Boundaries: | The north-western boundary is the fence along the field boundary, leading down to where it goes inside the adjoining woodland where it follows a low earth bank. Here it is indicated with wooden posts with yellow painted tops. The southern boundary is the small stream that leads into the lake from the west. The boundary then follows round the north end of the lake until you see a wooden post with a pink painted top. The south-east boundary is a short stretch indicated with posts with pink painted tops. The eastern boundary is the deer fence at the southern end and then continues for a very short distance following the wooden posts with yellow painted tops. The short northern boundary is indicated with white painted posts on the eastern side of the stream, and yellow posts on the western side of the stream. |

| Rights of Way: | The woodland owner will have a right of way from the council road up the private drive and along the forest road. The owner will be expected to contribute a share of the cost of maintaining this access route. There will be a right of way for the owner of Brook Wood along the tracks marked ABC and DE on the plan below. There is a public footpath that runs along the western boundary of Brook Wood and a bridle path that cuts across the northern tip (see plan). |
