Description:

This commercial woodland was planted to a very high quality in 1998 and 1999. Since then the majority of the trees have grown exceptionally well and our forester estimates the Yield Class of the Sitka Spruce to be over 20. The land was previously grazing and arable, and grass rides have been left unplanted allowing good access to all areas. The trees have grown so well that it will soon be necessary to cut some side branches or fell a row of trees to keep many of the rides open.

Two or three small areas of mixed native broadleaves greatly add to the habitat diversity, landscape and amenity value of the woodland. Several streams cross the property which could provide good sources for the construction of ponds or lakes if a new owner should wish to develop the woodland in this way.

Access from the council road is first down a private tarmac road (with shared maintenance) and then along a farm track suitable for adventurous car drivers or 4x4’s. From the small farmyard the entrance to the woodland is through a farm gate.

The woodland recently won 3rd prize in the Devon County Show in the Managed Woodland category.

Directions:

From junction 27 on the M5: drive north up the A361 until you arrive at a roundabout where the 1st exit is signed for South Molton on the B3227.

Take this exit and continue into South Molton. In the town follow the B3227 for Torrington.

About 6 miles out of South Molton you will need to turn right onto the A377 then immediately left back onto the B3227 still signed for Torrington.

After about a further 4 miles you will see our For Sale sign on your right hand side. Turn right onto the private road here and drive down the hill for about 500 metres you will see a barn on your right.

Turn right down the track immediately after the barn if you are happy to negotiate the track, otherwise park by the junction being careful not to block any access.

Boundaries:

The northern boundary is the all-year stream, but the actual legal boundary is sometimes on one side of the stream and sometimes on the other. This is indicated by the red line on the plan below.

The western boundary is the hedgerow.

The eastern boundary is the hedgerow.

The southern boundary is the hedgerow except for the 50 stretch immediately to the east of the access gate, where the boundary is the south side of the drainage ditch.

Sporting Rights: The woodland comes with full sporting rights and these are included in the sale.
Mineral Rights:

These are owned and included in the sale except where reserved by statute.

Rights of Way:

The woodland owner will have a right of way from the council road, along the private tarmac road then down the farm track. This route will be subject to a shared maintenance clause in the contract.

There is a right reserved for the farm owner to enter the property for the purposes of cleaning the 50 metres of ditch immediately to the east of the gate.
