Hall Fields Spinney, near Welford, Northamptonshire. 8.69 acres (approx) of woodland £65,000 freehold #253.

Summary:

A mature mixed broadleaved woodland with a short stretch of canal frontage. A good size for sustainable supply of household firewood.

Description:

Hall Fields Spinney is a good example of a typical Home Counties spinney. It contains a good range of broadleaved trees, including Ash, Hornbeam, Horse Chestnut, Lime, some Oak, Birch, Holly, Willow and Hawthorn. There are the full range of trees sizes represented, from young natural regeneration to large mature specimens, many of which contain valuable timber.

The woodland is of a suitable size to produce sustainable quantities of firewood for a family with a wood burning stove. A valuable resource in times of escalating oil and firewood prices.

The short canal frontage could easily be opened up to make a very attractive feature for the woodland. We are informed by the Canal Authority that an application for mooring would be unlikely to succeed.

There is a gap in the roadside trees about half way along the roadside boundary and a short track to a small open area for intertnal parking.

Small woodlands do not come up in this part of the country very often, and this is one well worth looking at.

Directions:

Heading east from the M1 along the A14;  take the first exit signed for the A1599.

At the T junction at the end of the slip road turn right to Welford A1599.

After 1 mile turn left towards South Kilworth and Walcote.

It is then about 1 mile to Hall Fields Spinney where you will see our For Sale sign.

Boundaries:

The short north-west boundary is the bank of the canal.

The south western boundary is the top of the low earth bank with occasional stretches of a dilapidated post and rail fence.

The north east boundary is the tree line along the edge of the tarmac road.

Sporting Rights: The sporting rights are owned and included in the sale, although we believe the fishing is controlled by the Canal Authority.
Mineral Rights: These are included in the sale, except where reserved by statute.
Rights of Way:

There is no public access inside the woodland.

Fencing Liabilities:

There are no known fencing liabilities.
