Coed Mawr is a young woodland, recently replanted after the felling of the previous spruce crop. The area is flat or gently sloping and has three fast flowing streams running inside the property which join together before running under the forest road. The property sits in an elevated position with magnificent views over the Snowdonia range of mountains to the south.

The trees planted are Oak, Ash, Birch, Rowan and Spruce. They were planted in winter 2008/9 and are largely growing well in the peaty gley soils. The planting was done with the aid of a Forestry Commission planting grant and the new owner will be expected to ensure the survival of the trees for 10 years. In many places there are patches of natural regeneration of the previous spruce crop. These can be incorporated into the new planting if it is seen as desirable by the new owners.

The wood has a long boundary onto a minor tarmac road to the north and an excellent forest road to the south, giving good access to all areas.

This is a great opportunity to acquire a young piece of woodland in a very rural location, yet close to Snowdonia National Park and the amenities of North Wales.

From Caernarfon: Head south on the A4085 in the direction of Beddgelert.

After one mile go straight over the roundabout in the village of Caeathro.

After just over one mile you will come into the village of Waunfawr. As you come into the village take the very first turning left signed for Ceunant and the Beacon Climbing Centre.

Continue up this road for ½ mile, and go straight over the cross roads in the village of Groeslon.

Continue up this narrow road for about on mile until you see our For Sale sign on your right. Please park in the gateway without obstructing access. This is point A on the plan below, and Coed Mawr is behind the sign.

You will now need to climb the gate, walk down the forest road following it around to the left.

The northern boundary is the stone wall along the edge of the tarmac road.

The southern boundary is the edge of the forest road.

There is a right of way for the owners of Coed Mawr from the gate along the forest road that gives access to the southern boundary (AB on the plan).

There is no public access in the woodland.
