| Description: | Coed Victoria is a very mixed woodland, containing large mature ancient Oaks, mature Larch, various blocks of semi-mature conifers and areas of recently planted broadleaves. Part of the woodland (lot 3) is classified as Ancient Woodland, which means that there is evidence of continuous tree cover since 1600. The woodland has an internal hard road, a large parking/lorry turning area, several fast flowing streams and very varied topography. There are steep slopes at the south eastern side of the woodland and extensive flat areas on the roadside. Coed Victoria sits overlooking the busy tourist town of Llanberis and directly opposite the Victoria Hotel. The northern boundary is the A4086, and the eastern boundary is the minor council road that runs part way up Snowdon, alongside the Snowdon Mountain Railway. Lot 1: Dolbadarn Wood (11.08 acres) is mainly flat with raised outcrops at the southern end. Most of the area was replanted with mainly native broadleaves about six years ago and is now growing well. Some of the raised outcrops have the older crop of mature Norway Spruce along with some mixed broadleaves. A fast flowing stream runs parallel to the road and another joins it from the south. Access is from the main gate then along the forest road, although there is currently only one gate in the fence alongside the forest road, and this is just inside the main gate. The public footpath runs inside Lot 1 for a short section just inside the south west boundary. Lot 2: Coed Hebron (14.84 acres) is large mature Japanese Larch, planted in 1955. The trees are widely spaced and could be allowed to continue to put on further volume for up to another 10-15 years, or alternatively they could be felled at any time with the correct permissions. The ground is generally sloping from south to north with some steeper slopes in areas. Access is a right of way along the main forest road, and then along its own internal track. The public footpath runs along the track. Lot 3: Downy Wood (23.43 acres) is classified as Ancient Woodland and is predominantly mature mixed broadleaves, mainly Oak, and a few scattered Larch. The compartment starts on your left just inside the main gate and includes the main hard track running from the gate. The flat area at the base of the slope contains an attractive all-year stream, which forms the boundary at the southern end of the western boundary. This flat area is currently growing mainly spruce trees but a small fenced area was recently planted with broadleaves. Much of the compartment sits on higher ground above the rest of the woodland, and slopes vary from very steep to fairly flat on the upper plateaux areas. The public footpath runs along the forest road. Lot 4: Railway Wood (7.23 acres) is an area containing young broadleaved restocking, and a smaller area of pine at the north eastern corner. This lot is accessed from two access gates on the narrow road that is one of the busiest routes for walkers going up Snowdon. The majority of the area was replanted with native broadleaved trees following the clearing of a previous conifer crop. The young trees have had variable success, but the overall stocking should prove to be sufficient now that natural regeneration has filled-in some of the gaps. A public footpath runs along the southern boundary, and exits by the cafe at the top. |

| Directions: | From the town of Llanberis head east on the A4086. Just past the mini roundabout on the edge of the town you will see our For Sale sign on your right, opposite the Victoria Hotel. Please park in the gateway and climb the stile at the side of the gate. There are also a two separate gates into Lot 4. To get to these you should turn right at the mini roundabout, then continue straight on as the road narrows and drive over the cattle grid then up the hill. Lot 4 is on your left hand side immediately after you go over the cattle grid. The two gates are further up the hill. |

| Boundaries: | Lot 1: The northern boundary is the stone wall. The western boundary is an agricultural fence along the northern section, and the southern section is indicated by wooden posts with green painted tops. The southern and eastern boundaries are the agricultural fence. Lot 2: The majority of the northern boundary is the agricultural fence, but the short eastern section is indicated by wooden posts with blue painted tops. The eastern boundary is the centre of the stream. The southern boundary is the stone wall. Lot 3: The northern boundary is the stone wall and the fence around the electricity sub-station. The eastern and southern boundaries are the stone wall. The western boundary is the agricultural fence for the northern section, the centre of the stream for the southern section, and a short section in the middle that is indicated by posts with blue painted tops. Lot 4: The north western boundary along the roadside is the agricultural fence. The northern boundary is the fences with the residential properties. The northern section of the south eastern boundary is indicated by wooden posts with green painted tops. The southern section of the south eastern boundary is the agricultural fence. The short southern boundary is the stone wall. |
