Woodlands For Sale North Wales

A very attractive woodland planted in 1957 with a mixture of Beech and some mixed conifers including Norway Spruce, Western Hemlock and Corsican Pine. The woodland was recently thinned and most of the conifers were removed, leaving a good quality crop of Beech.

The large wooden cabin has just been built. It has mains water and electricity connected. Planning consent was granted for this to be used as a woodland shelter and tool store.

The large pond was recently restored and now is a magnificent landscape feature and wild life habitat.

The woodland is flat, but in some areas (mainly in the southern end of the wood) there are low spoil heaps from very old mineral workings.

The whole woodland is well served by grassy rides which create fantastic walking paths, especially when the Beech are in leaf. The woodland is carpeted with bluebells in the spring, and also contains many other wild flowers including daffodils, wood sorrel, primroses and foxgloves.

The soils are largely fertile brown earths, and are freely draining.

There is a second un-restored pond on the eastern boundary.

In the south west corner is located a large earth mound, thought to be an ancient “motte”, which is likely to have been the side of a wooden fortified structure. This is not a Scheduled Ancient Monument.

The private access is directly off the A5026 and less than 1 mile from the A55 Expressway. The woodland can be reached within a ½ hour drive from Chester, Liverpool and Manchester.

From the A55 Expressway, leave at junction 31 signposted for Prestatyn and Caerwys. At the roundabout on the north side of the A55 take the A5026 signposted for Holywell, past the front of McDonalds. After ¾ mile you will pass Lloc Garage and Service Station. If you keep looking left just past the service station you will see our For Sale sign attached to a gate. Park in the gateway and climb the rail fence next to the gate.

The game shooting rights have been reserved to a previous owner, but the woodland owner has rights to shoot deer, rabbits, hares and squirrels.

The woodland owner has the right to take stone, sand and gravel for the purposes of building and maintaining all walls, fences, roads, rides and tracks.

Other mineral rights have been reserved.

There is a right of way for the woodland from the council road to the woodland gate.

There are two public footpaths within the woodland. These are marked on the plan below.

There are no known fencing liabilities.

The deeds contain a covenant preventing the woodland being used for “noisy, noxious or offensive trade or business or for any purpose which may be or become a nuisance, damage or annoyance”.
