Ridge Wood, near Rhayader, Mid Wales, 4.98 acres (approx) of young woodland for £11,000 [#158].

Summary:

A recently planted woodland of mixed broadleaves and conifers in a very quiet and beautiful location.

Description:

This woodland was recently planted with a mixture of trees, including Oak, Ash, Rowan, Birch and Spruce. There are also a few slightly older trees scattered across the woodland that have naturally regenerated from trees that were previously growing on the land or from seed that has come from the surrounding area.

There is other woodland on two sides of Ridge Wood, and open farm land on the other boundaries. The land is situated in the bottom of a spectacularly beautiful valley, and the views of the surrounding hills are impressive. This is a perfect place to find absolute peace and quiet, away from all the noise of everyday life.

The area is largely flat or gently sloping with a slight easterly aspect.

The access to the woodland is initially along a quiet council road, then across a hard forest road, then along a woodland track that runs inside the woodland and along its northern edge.

The new owner of Ridge Wood will be required to ensure that the trees continue to survive as part of a Forestry Commission grant scheme.

Directions:

From the north, Llanidloes: in the town take the B4518 signed for Tylwch and Pant y Dwr. After 3 miles you will drive through the tiny village of Tylwch.

Continue for a further 2 miles until you come to a small turning on your right where Rhayader is signed to the left. Turn right here down past the small Sychnant Presbyterian Chapel.

Continue for 1.3 miles down this road, driving through Cefn Llech Farm, staying on the tarmac road, and shutting any gates if they are closed when you find them.

About 500 metres past the farm you will see a gate on your right hand side with our ‘For Sale’ sign on it. Drive through this gate (shutting it behind you) and then almost immediately bear left on the hard track by some cattle feeders.

Drive straight down this track for about 250 metres until you come to the woodland gate at the end with another of our ‘For Sale’ signs. This is point A on the plan below.

Please park here, climb the gate and then Ridge Wood is immediately on your left. This is point A on the plan.

From the south, Rhayader: leave the town on the B4518 signed for St Harmon and Pant y Dwr. Continue through the villages of St Harmon and Pant y Dwr for a total of around 6 miles until you come to a sign for a tiny hamlet called Nantgwyn.

About ½ mile past Nantgwyn turn left down a narrow road past the small Sychnant Presbyterian Chapel.

Continue for 1.3 miles down this road, driving through Cefn Llech Farm, staying on the tarmac road, and shutting any gates if they are closed when you find them.

The woodland comes with full sporting rights and these are included in the sale.

Mineral Rights:

The woodland comes with full mineral rights except where reserved by statute.

Rights of Way:

The owner of Ridge Wood will have a right of way from the council road, along the hard road through the fields up to the gate. The track inside the wood in owned and included in the sale but others have a right of way over the track to the woodland beyond. Maintenance of this track is shared.

There are no public rights of way in the woodland.

Fencing Liabilities:

There are no known fencing liabilities.

Boundaries:

The northern and western boundaries are the edges of forest tracks (see plan below).

The southern boundary is the fence with grazing land beyond.

The eastern boundary is the fence with grazing land beyond.
