Details:

Honeyoak Wood, Okewoodhill, near Horsham, West Sussex. 7.36 acres (approx.) of woodland £51,500 freehold [#152].

Summary: A very quiet and secluded mainly Oak wood, with mixed broadleaves and some conifers on a flat site with good access. A few minutes from the A29 and a ½ hour from the M25.

Description:

Honeyoak Wood is a mixed woodland with an attractive variety of tree species and an interesting variation in tree densities. The woodland changes from open Oak stands with more of a parkland feel, to other areas of thinned conifers and mixed broadleaves.

The large mature Oaks dominate the high canopy, but there are many other trees coming up under them and in any open spaces. The conifers present (mainly spruce) have already been thinned, and could be completely removed by further thinning to leave a purer broadleaved woodland if that fitted with a new owner’s vision.

The wood is flat with excellent access along a hard road which runs along the southern boundary. Several racks run through the woodland which, with a little clearing, could provide good access to all areas. A grassy track runs inside and along the length of the western boundary.

Several ditches run through the woodland, but these may not have water in them all the year round. The stream that forms the eastern boundary has been flowing on every occasion that our forester has visited.

The woodland has other woodland and trees around all its boundaries.

Directions:

From the A29:  take the turning west into Ruckmans Lane signed for Oakwoodhill and Walliswood. This is about 4 miles south of the junction with the A24 at Beare Green, and 3 miles north of the roundabout where the A29 meets the A281.

Drive into Oakwoodhill village, past the Punchbowl Inn, and then continue out of the village.

¾ mile after the Inn you will see our ‘For Sale’ sign on the left of a gateway. This is point A on the plan below.

Drive through the gate to the right of the sign, and then straight down the hard road for about 550 metres until you see a steel gate on your left with another of our signs. This is point B on the plan below.

Please park here and walk around the gate and down the track for another 250 metres.

When you come to a wooden post with a blue painted top on your left hand side you will have arrived at the beginning of Honeyoak Wood, point C on the plan below.

Sporting Rights:

The sporting rights are owned and included in the sale, but are let until 31st January 2009.

Mineral Rights:

These are included in the sale, except where reserved by statute.

Rights of Way:

There is a right of way from point A along the hard stone road all the way to the beginning of Honeyoak Wood at point C on the plan below. The owner of Honeyoak Wood will be responsible for a contribution to the cost of maintaining the forest road.

Fencing Liabilities:

There are no known fencing liabilities.

Boundaries:

The northern boundary is a low earth bank, indicated by wooden posts with blue painted tops.

The eastern boundary is the stream that runs along the edge of the bridleway.

The western boundary is the western edge of the grass track, indicated by wooden posts with blue painted tops.

The southern boundary is the southern edge of the forest road, indicated by wooden posts with green painted tops.
