| Description: | Coed Cerrig is a plantation of good quality Larch trees. The trees are approximately 45 years old. It has been well thinned to final crop spacing, and could be considered for harvesting at any time from now on, or alternatively could be left to further mature for up to another 10 years. There may be alternatives to clearfelling by using a ‘continuous cover’ management system. The woodland is situated on the side of a minor council road just outside the market town of Llandovery. It is accessed through its own private gate onto a track that is largely hard and should be serviceable throughout the year. Inside the woodland is a network of paths through the trees, making a very pleasant route for a woodland walk. Inside the woodland there is a partially complete log cabin, made in the traditional Scandinavian method. This is included in the sale. Please be aware that it will be necessary to obtain planning consent for this to remain on site permanently. A small clearing has been made at the back of the woodland that would be a perfect place for camping or the location of a pond or shed. A stream runs along the south eastern boundary and we are informed this has water flowing in it in all but the driest of conditions. |

| Directions: | The woodland is accessed from Llandovery. On the A40 at the Brecon side of the town, turn south on the minor road signed for Myddfai. Continue straight on this road for 2½ miles until you see our ‘For Sale’ sign on your right hand side. This is the entrance to Coed Cerrig. Please park in the layby and view. |
